Built in 1921 on an oversized 33×125 lot, it is just 2 blocks from the park.

It is an estate sale and being sold as is.

The listing says there are hardwood floors under the carpets on the main floor in the living and dining room.

There is a full unfinished basement.

Two of the bedrooms are on the main floor and two are on the second floor with what looks like an enormous closet.

The house has central air and a 2-car garage.

Is this a deal for a starter home in this neighborhood?

  1. I believe we actually parked in front of this place on Sunday when we went to Veranda for Mother’s Day dinner. Kudos to the realtor for pointing out that the “Taxes do not have any exemptions”.

    Good sized rooms. Kitchen, bathrooms and that green psychedelic hallway need updating. It has central air which is more than I can say for some other homes on the market at this price point.

    still this area can get you much more for 250k and solid bungalows more updated for the same price across austin ave.

  5. @Chibuilder — I read a story in This Old House mag a few months ago about a lady who repaired a closet in an old victorian in the historic district of her town. Because she replaced the plaster with drywall, this negated the tax exemptions she would have recieved (questionable interpretation of the rules If you ask me) but this did leave her free to do whatever she wanted to the place.

    I wonder if something like that happened with your referenced bungalow? Perhaps they made a simple change, lost their historic bungalow certification and decided to just go insane with the rehab.

  6. Those green and brown rooms appear to be closets… very strange. Perhaps the owner has a sense of humor? I would be tempted to keep those rooms for humor purposes.

  9. I’m with jenny– green floral acid closet must stay.

    This looks like it’s priced for 2007. Smaller places needing rehab have been going in the high $100s around here, semi-renovated bungalos have been going for under $250, and it took some relatively high end finishes to get 4030 n menard to $345.

  10. Actually, this seems like a decent deal for the price. I have an acquaintance who bought something substantially similar in the same area in 2008, for right around $300K.

    It looks like it has been well-maintained over time. You might want to do cosmetic work, but you can at least live with it as it is (except those “closets” upstairs).

    If indeed this house is worth much less than $259K, then what would a 3/2 bungalow in W Rogers Park be worth? I would think less. I ask because a dear friend wants to buy herself a small bungalow in that area, and I’m much more attuned to condos than houses.

    Not a lot of similarities between WRP and PP, are there Laura? They certainly don’t have the bungalos in WRP that they have in PP is all I know.

    Funny thing is I also have friends who bought here in ’08, same as your friends. Unfortunately for our friends, I do not think PP has appreciated since ’08. Based on their refi attempts, the area has clearly taken a huge hit to value (or, more accurately, was never worth what people paid then).

    Take a look at 4128 n menard to see where the market is for $259k for a PP bungalow. Easy to see why that one went under contract and this one didn’t.

    This seems like a price point for this house once its already had some recent rehabbed (at the very least the kitchen). Compare 4113 major (sold 232k) and 4038 n major (sold, $168k) for the same story.

  17. Portage Park has the potential, nice housing stock, fairly safe ( by city standards), affordable housing, attractive housing stock; but it’s the schools that drive people to the suburbs. FOr those who prioritize schools over most other considerations, this is not the place to live. Some people are like “OH they’ll be OK if they go to the local” but the thing is that they won’t be OK, they’ll be behind their suburban and north shore peers, and before you know it, they’ll be living at homeuntil their 30.

Main problem with Portage Park, like much of the northwest side, is that it’s in something of a “public transportation desert.” If you don’t want to drive your car every day to your job in the Loop or Boul Mich, you’ll have to take a bus/L or bus/Metra combination, which might not be so bad in good weather but can really be a big negative in winter.

    Am I the only one who chuckles at the thought of living on “Mahnnngo” Street? Can’t help but think of the skits on SNL with Chris Kattan as a shemale dancer…

    You don’t get it – CPS has the best high schools in the state. There is data to prove it

    Why would someone want to live in Portage Park?? Let’s see its like 15 mins to the loop vs an hour from Schaumburg for one

  22. Lunker: by 15 minute commute, you mean 15 minutes to drive down irving park to the blue line, find parking, and walk on the el platform, right? The 25/30 minute el ride doesn’t count, correct?

    CPS does have some great high schools (allegedly) but then again, the chances of my child attending them are slim to none. I already know what excellent high school my kid is going to attend and attendance is guaranteed as part of my property tax payment.

G means that it’s far better to have access to a good high school than to have the ‘best’ schools without any meaningful chance of attending them. for example I can move to long grove and my kid will attend a good high school like Stevenson without any issues; or I can live in the City of Chicago and hope to god that he/she scores in the 99% in order to attend of the allegedly best high schools in teh state in the CPS system.

    I see where your coming from. Although I tend not to trend my kids into Average until its proven they are average. And what about Lane Tech.? I know many kids attending Lane and its ranked very high in State of IL.

    BTW, Portage Park runs “Up to Milwauk and Montrose” right? You can be on the Kennedy right there or walk to the Mayfair Metra and be downtown in less than 15mins if its timed right.

  33. On the same block just a few houses away, 4024 N Mango was listed for 169K and is under contract.
    Only has 2 Beds and 1 Bath, but looks like it’s in nice condition.
