Live on Michigan Avenue for Under $260K: 910 S. Michigan in the South Loop

910 s michigan

This 1-bedroom in 910 S. Michigan in the South Loop just came on the market.

The building was constructed in 1913 and was converted into loft-like condos in 1998.

It has a parking garage, exercise room and a doorman.

This unit faces north, so it will not have light and views blocked by the new 74-story Helmut Jahn building called 1000M, which will be at 1000 S. Michigan, or just south of this building.

It has high ceilings and industrial windows along with a curved wall fireplace.

There are hardwood floors in the living room and kitchen.

The kitchen has white cabinets and stainless steel appliances along with an island.

Many of these units were built with small “sunrooms” with a sliding glass door to access them.

This unit has a 9×8 sunroom the listing says could be used for an office. While the bedroom doesn’t have a window, it does have a sliding glass door that leads out to the sunroom.

It has central air, washer/dryer in the unit and parking is available to buy in the building (but why would you need it in this location?)

At $254,000, this unit is listed at a fraction of the price that the new Helmet Jahn units will be listed at next door.

Is Chicago the last remaining big city real estate bargain in America?

Michael Murphy at Related has the listing. See the pictures here.

  2. This seems like a pretty good deal even though its a low floor the price isn’t that bad at all, it has been mostly updated as well… there must be something else, perhaps a looming special assessment or something? Seems too good to be true

  3. How are the taxes that low? Also, how are the assessments so low? Something doesn’t seem right.

Can anyone explain why the developer would put sliding glass doors in the bedrooms? It’s baffling to me and looks really odd.

  4. Layout looks a little odd. You have to walk through the bedroom’s sliding glass door to access the office area (sun room?). Also, the bedroom wall doesn’t look to be fully enclosed. Must be for ventilation requirements because there is no direct window in the bedroom.

  5. Glass doors are to get some light into the bedroom, along with the funky wall

Couldn’t see living here full time but mike make some sense as a corp rental/week end abode

  6. Pictures taken with wide angle lenses always make the units look so much bigger…

  7. We just sold a 2 bedroom in this building. Have seen several units over the years. It’s a stellar location but most units have really low end finishes and they are loft-like – partial walls. This one is nicer than most. Generally speaking the price/SF is low in this building – always assumed it was because of the level of finishes but it also depends on which part of the building you are located in – so you can get the square footage you need at a reasonable price in a great location and tell your friends you live on Michigan Avenue.

The building is enormous. Note that the toilet and tub are raised above the bathroom floor. That is one odd thing about the building. I’ve seen it in all the units and believe it’s the only way they were able to pitch the drain pipes.
