Live the Hipster Life in a 2-Bedroom Authentic Brick Loft in the Fulton Market at 312 N. May
This 2-bedroom in the Warehouse Lofts at 312 N. May in the West Loop just came on the market.
This building was part of the Loftminium conversion of loft rental apartments into condos in 2000-2001 in the West and South Loops.
The building has 66 lofts but no parking.
This loft has soaring timber ceilings (painted white) and exposed brick walls (also painted white).
I can’t tell from the pictures but at least one of the bedrooms doesn’t have full walls or a door.
The second bedroom also has a lofted space which can be accessed via a ladder. The listing says it could be used as a den/office or for storage.
There are hardwood floors throughout.
The kitchen has black cabinets and stainless steel appliances.
The unit has central air, washer/dryer in the unit, but there’s no parking.
The Fulton Market is one of the hottest neighborhoods in the city.
Will this loft go under contract by this weekend?
Will there be multiple offers?
And what do you think of the painted brick?
J. John Maggio at Conlon has the listing. See the pictures here.
Unit #4H: 2 bedrooms, 2 baths, 1545 square feet
- Sold in November 2000 for $231,000
- Sold in August 2004 for $290,000
- Sold in October 2013 for $294,000
- Currently listed at $475,000
- Assessments of $315 a month (includes exterior maintenance, scavenger, snow removal)
- Taxes of $4948
- Central Air
- Washer/Dryer in the unit
- No parking
- Bedroom #1: 15×14
- Bedroom #2: 16×10 (has a “loft” which measures 9×7)
How dreary. The painted brick seemingly can’t wait to peel. I like the kitchen cabinets and the little loft area, but not much else. Not sure why there would there be multiple offers considering the exorbitant ask vs. the last sale.
B- location in “West Loop”
Depressing interior
Overpriced by at least 10%
Absolutely love it. This is definitely not a B- location anymore. I lived in an artist loft like this nearby in my mid twenties except it was 3x the size and 3x dingier with 5 other roommates. Rent was cheap as dirt and life was much more simple back then. This place reminds me of that while also reminding me how much of an idiot I am for not buying one of these places back in 2011/12 when they were going for 250-325k.
It looks like it needs a good cleaning and the white aesthetic would go much nicer with darker hardwood floors than the developer-original tan ones.
This place would make a nice bachelor pad.
“This is definitely not a B- location anymore.”
Depends on how one is thinking of the “West Loop”. If using the broadest reasonable definition–River to Ashland, Ike to Grand (or something larger)–then maybe not B- (but also not A), but in a more focused area, yeah, B- is about right.
This dingy bachelor pad isn’t going to impress any potential date. It’s a rental, and as you can see from the staging, it was probably a rental at some point too.
BUT, ITS 1500SF (LOL) OF ALL CAPS GOODNESS. JAN TERRI THUMBS DOWN DUDE!!!
that white painted brick wall is disgusting looking. It looks like my basement. LoL And at almost $200k more than the 2013 sale, this looks vastly over-priced.
Ugh, the kitchen cabinets look terrible with the color of the wood floors. Perhaps better in-person, but doesn’t picture well…
Wow this place is ugly.
This market is crazy so it may actually sell – which would be a sign that we’re definitely in some sort of bubble. half a mil for this place? yeesh.
No. Just No.
No parking, no private outdoor space, no sunlight (?), not really a two-bed if the second sleeping area is open to the living area. Baths need updating and my god that kitchen is fugly. Those cabinets made me barf in my mouth a little and I am not sure why – – could be the unpleasant color as Alice pointed out.
It was still decently hard to get a mortgage in December 2013 and prices were definitely depressed so I would expect folks who bought back then could turn a decent profit by selling today HOWEVER not this much of a profit considering the near zero investment the current owner has made in this space.
What is up with the sad little bar tucked away in the corner???
Wow, what an ugly craphole. With the exception of the floor, this looks like a basement bathroom in an aged, public elementary school.
Amazing. I will be shocked but not shocked if this goes for anywhere near 475.
It’s like a cave with the added insult of the only windows being flush up against a building.
Truly horrendous.
This is where the skill of a professional realtor can come in to play. If the realtor can bamboozle a perspective buyer in to paying this much for such a crappy loft then good for the seller and the realtor. For 475K and no parking to boot is an awful deal but I suspect some one will step up and buy this loft.
Not under contract this weekend. I echo the other comments. Dark and depressing. The white brick can’t make up for the lack of light. Unit 2H sold in December for $417K (and was on the market for several months). It looks like there is some communal outdoor space. I think the west loop is the most overpriced neighborhood in Chicago.
