When this building was built, there was not many other condo buildings nearby but now there are several new high and midrises on both sides of the highway.

Will these units be able to hold their own in re-sale against the new construction nearby?

  2. Once you add parking, this place is 21.5K more than it was in 2005.

    This is probably the 100th listing I’ve seen in the last month where the ask is noticeably higher than the 03-09 price.

  4. I’d disagree that this place is fairly priced. They are asking ~21K above the 2005 sale price, which just isn’t going to happen.

    Also, that second bedroom is _tiny_ at 10×9.

  5. The location’s about as convenient as it gets. It has Greek Town, Dominics, and Randolph street all within walking distance for food. For transportation, it’s about 2 blocks away from Union Station, which means Metra, Amtrak, and CTA buses. There’s a dog park across the intersection of Adams and Des Plaines. And to top it all off, there’s even a nearby non-emergency medical clinic a block away. You can easily walk or bike to work in the loop from here.

Why pay $389K for this w/parking when you can get a brand new 2/2 a block away at 565 w. quincy with a year long warranty for considerably less (some good friends of mine bought there) – although I heard that the corner 2/2 units may be sold out there or close… Still, I would take the warranty and the new not lived in place any day (for $40K less)

  8. Last year I put a client in the unit directly 10 floors below this and it had a nice terrace. I’m pretty sure it’s the same floor plan. With parking it went for 330K. This unit gets some floor premium but then it doesn’t have the terrace.

  9. had a crappy apartment a block away during college and can attest to the uber-convenience of this area. It would also be convenient for a UIC employee. It was also nice to be just right outside of the loop. Close to everything but still just far enough so it not too crowded. I think that the area between Wacker and the expressway is a great middle ground. They started working on the building as I was moving out. I thought it was quite cool how they built the tower inside of the old loft building.

    @gary- those 6th floor terraces are quite the bonus. It like a small yard in the loop. Except for the top few floor I’d take the lower floor patio unit any day.

  12. I didn’t even notice the Woop designation. On what planet is Des Plaines considered the Woop? This is about as Loop as it gets.

    If this is considered the Woop, it shouldn’t be. Woop don’t start til after the highway.

  13. well it is west of the ‘L’ train loop, which is the actual ‘loop’ that gives the neighborhood The Loop its name. I always concidered east of the highway to still be the loop. I think that an 8 lane highways is an appropriate neighborhood boundary. Maybe we can remane this the ‘Near West-Loop’ or perhaps the ‘East Westloop’

    -as I said before this little stretch is unique and I think gives the best of the actual loop and Westloop combined.

    @dd, 2201 looks to be a floor or 2 below the penthouse. Now that is a nice view. Even if its west, it still a cool view from that height.

  14. Problem with this particular tier is the traffic noise. It faces directly west and Master also has North facing windows. Kennedy very noisy there due to road being below grade and it seems to echo up right into units. They put amazing windows in this place so with windows closed you can barely hear it. But open the patio slider and whoooosh you can believe the difference. You don’t know whether to be upset at how loud it is or impressed at how well the windows insulate the sound.

  16. I never know what to call this area when I do a post. One time I did one nearby and said it was the loop and people argued it was technically the “west loop” because it was west of the Chicago river.

    I can’t win!

    It seems to me, though, that the highway would be a good cut off for the Loop and then the west loop is everything west of the Kennedy.

  18. Is there not a document out there…somewhere… that gives the real and non disputable boundries of all neighborhoods?
    I recall seeing one such map before I moved to the city. It was very easy to understand and the realtors I worked with at the time all agreed this was THE map of Chicago.
    I am going to search my other puters to see if I can locate it as this bickering about which hood each featured property is so tiring anymore.
    Not as frustrating as no floorplans and/or square footage noted in the listing, but it’s close.
    I think I will submit the same request for an accurate floorplan for every property featured. Maybe if it is voiced long and loud enough, the realtors will cave in and actually do some work for that sweet 6% commission they receive.

    BUT … “The Loop” is an actual official community area. It ends at the River. This is in the Near West Side, so you can call it almost anything, except I submit that it *cannot* be the Loop.

    I think that the area b/t the river and the highway is an orphaned area, which is appropriate for an area w/ train stations and the bus station and lots of freeway access.

  21. The west loop also has its own neighborhood organization and defines the boundries as follows (although I am sure people will disagree with this):

    The West Loop neighborhood is bound by Ashland Avenue on the west, the Chicago River on the east, Grand Avenue on the north and the Eisenhower Expressway on the south.

  23. I helped a client purchase a unit here a few years ago. It was a nice 1-bedroom studio looking towards St. Pat’s church, which means she also also got a great view of the “World’s Largest Block Party!”

    Ironically, the building from which this lady moved went condo shortly afterwards; I wonder if she ever did a cost-benefit analysis of purchasing here vs. purchasing her old apartment.

  25. Rented here for 2 years before buying at RD659 (actually same floor as this unit). Like the building and the people but the 2br’s were very expensive when compared to new construction deals around the city. The 2br units facing east are much nicer plus less street noise (southeast being the nicest). Still we looked at a few of the west facing 2br’s and they are very nice. There was some developer owned ##11 unit that went under contract many times but never closed. I was always curious why? that may have been 15th or 18th floor.
