Last year, at least one investor said he as probably going to sell off his units as prices had rebounded.

It has 198 units and amenities like an exercise room and an outdoor pool.

The building does abut the Brown and Purple line El tracks next to the Chicago Avenue El stop.

This unit is north and east facing with an east facing balcony.

At 1070 square feet, it has almost as much square footage as many two-bedrooms, as it also has a 10×8 den.

The kitchen has 42 inch cabinets, granite counter tops and stainless steel appliances.

There’s a double vanity in the full bath and a half bath for guests.

There are hardwood floors in the living/dining room as well as in the bedroom.

It has central air, washer/dryer in the unit and while there is parking in the building this unit doesn’t appear to have a space. It looks like it is leased parking.

With 3 new luxury apartment rental buildings being built within about a block of this building, is buying this unit a better deal than renting?

  1. The photos suck. If you take photos on a gray day, you get gray photos. The gray photos of the view are not going to help this unit sell. And the photo of the closet is an embarrassment photographer who took it and the realtor who chose to use it. A $369K River North unit deserves better photos.

    The original one IS the correct listing (the one that is on the CC site). Looks like it’s going to the default page for some reason though (when a property isn’t on the market.) That’s a redfin issue, not a link issue.

  7. Have friends that own a two bedroom in this building. Nice layout and an exceptional view! They cited the Train noise and sirens down Chicago Ave headed to Northwestern as an issue but that’s a trade off for city living.

  8. Train noise is not that bad and one quickly becomes inured to it. I used to live right at 900 S Wabash and the Green/Orange line went by all of the time. I got used to it quickly.

  10. Yes. Buyer doesn’t care that it doesn’t even have parking (as, you are right next to the El stop, after all.)

    I guess Sara knows what she’s talking about when she said on the other thread:

    “The market is crazy hot with buyers right now. When calling to schedule showings I keep getting the response “we’ve had so many requests we’re doing an open house from x-y, if you can’t make it send your buyers. That urgency is catching like wildfire.”

    Just 2 weeks to go until the spring buying season. Looks like we’re setting up for further record high prices and bidding wars. Buy now or be priced out forever.

  11. Even NW Indiana is going nuts right now – colleague listed house on Monday had 7 offers by Wednesday (20+ showings) with the high one 20k over ask on a modest raised ranch. Friends in Hyde Park have told me that some sales in their vintage mid-rise co-op are going for over ask (at least when priced right) on the smaller units.
