The kitchen has cherry cabinets, granite counter tops and stainless steel appliances.

If you like outdoor space, this loft has a large private deck off the living room with views of Wrigley Field in the distance. It’s large enough to fit a table and chairs although the listing doesn’t provide the dimensions.

The loft also has the features buyers look for including central air, washer/dryer in the unit and a parking space, which appears to be an exterior spot.

The building has a common roof top deck and a bike room.

However, there are no dogs allowed.

Originally listed at $325,000, it reduced to $310,000 within a week.

With new apartments set to start renting soon across the street from Wrigley Field at well over $2,000 a month, does buying a loft like this in the neighborhood make more sense?

  1. Newport is a bit quieter and calmer than some streets in that hood. This would be a good spot for some fairly recent grads that have saved some $$$$ or have someone to lend them the downstroke. But most of you know I’m a lover of loft spaces.

    And if the kids really hustle they can likely make back one mortgage payment per year in cash. All they need is a sign that reads “Easy in, easy out” ant they are set! What’s the going rate for a garage spot this year $25-$30?

    BTW saw Ronnie “woo woo” on opening day. Let’s just say he looks more like Ronnie “worn worn” this spring. Damn shame. Let’s go Cubbies!

  5. It’s cute, agree not 1000 sq ft, however.

    I would not live in that specific location, but for someone who doesn’t mind any level of Cubs madness, it could well be a plus, obviously.

    Why drop $15K within a week? Seems as if it was overpriced and you didn’t know, you wouldn’t figure it out within a week, and I’m not sure what offers $325K would attract that $310K wouldn’t (but I admit I don’t get pricing as well as I’d like).

  7. Yeah I don’t get the price cut in a week either. I suppose the realtor and owner had a disagreement. Owner caved when nobody showed up to the open house.

  8. downside of Newport (and Roscoe) is the tracks, obviously. Looks like the townhouses across the street should block a good amount of the track noise, but they’re still close.

  9. potential selling-parking-for-$50 issue is that association may not allow it. It’s also a lot, not a garage, I think a lot would be more like $30-35. I think $50 is more for a private garage.

    Sabrina – went to “almost” opening day! Just walked into YakZies when the game was called. Still had a great day.

    But I haven’t driven and parked a car at Wrigley ever. Beer and baseball go together
    Driving home after that not so much…..

    When I lived on grace my friends used to park in front of my place. Back then it was a fairly Short walk to the park and there were no parking restrictions. Now that block is zoned.

My association — in my last place, where this was close enough, but which was not as close as the place being discussed — tentatively discussed selling parking (we have 2 guest spots) for Cubs games, mostly the idea of doing so when you can get inflated prices during the playoffs, and decided it would be okay only if someone was willing to deal with the hassle by being the person there to let them in and out, no outsourcing. The conclusion was you can sell your own space, and if someone wants to deal with the guest spaces they had to clear the date in advance (actual guests visiting would take priority if someone had plans for that) and then they could take half the revenues if they did the work, with the other half to the building.

    No one bothered, not even with their own spaces.

  12. So the key is the desire to hustle…

    One of my employees is on the 3400 or 3500 block of Freemont. In 2015 and 2016 they would get owners to move their cars out of the three car garage and on the street every Friday to Sunday of a home game as well as some key night games. They had zone passes so it was not too difficult to find a spot. He would go out and hustle until the garage was full, tip the neighbor with the third spot and go drink down the profits.

    He would then return, wait for the people to leave the garage, and pull the three cars back into the garage. His 2016 hustle ended up as a banner year! Got $100 per spot on a few nights.

    Then everything changed. Not because the cubs went back to normal but rather because their daughter was born and that extra effort of the parking hustle was no longer worth the chase.

    Things change!
