Loft Lover? This Renovated 2-Bedroom Printers Row Loft Has It All: 523 S. Plymouth

This 2-bedroom loft in the Peterson Lofts at 523 S. Plymouth in Printers Row recently came on the market.

The Peterson Lofts were built in 1911 and converted into condominiums in 1995. The building has 49 units and some parking spaces in an indoor garage.

It’s not a full service building. There’s no doorman, for instance.

This loft is an authentic loft with exposed brick walls, big industrial windows, cement ceilings and pillars.

It faces west, which is now the preferred view in the building since the Library Towers condo building was built on the east side of the building and blocked those views.

The master bedroom has windows, and full ceiling walls, but the second bedroom does not.

The listing says this loft has been renovated with high end finishes.

The loft has a new kitchen with custom cabinets, exotic granite counter tops and stainless steel Bosch appliances.

The master suite has a newly renovated bathroom with a dual vanity and porcelain tile floors, along with a walk-in closet.

There’s a fireplace in the living room which is gas.

It also appears that the interior doors in the loft have been replaced, including the closet doors.

The loft has the features that buyers are looking for including central air, washer/dryer in the unit and garage parking is included in the price.

Garage parking is rare in Printers Row. There are less than a handful of loft buildings that have it in the building.

Buyers love “new.” This old loft is essentially just like new.

Will this go under contract quickly?

Terry Smith at Berkshire Hathaway American Heritage has the listing. See the pictures here.

  1. Not bad if you want to live in the area

wire molding to hide the cords would make the place look finished

I don’t have all the stages in mind but based on my experience from last time (so a sample size of one), I had much better luck with the board of review than the ass office (where I think you’re basically asking them to overturn themselves). I also got denied in the first round of review this time again. Best of luck!

  5. Re-review opens immediately once initial appeal results are finished — and is only open for a few days (literally, like maybe 5) — and results of the re-review is ready in 2, maybe 3 weeks. After that, you go to the board of review.

What’s the point of the re-review? Does anything ever get adjusted then? I would imagine it would only be if there were a gross error in the review stage, but if do you even get enough info to know that there was an error?

Well, the quicker they deny your appeal, the quicker you will resign yourself to the new taxes, and the quicker you can sell!

Only kidding. Wishing all the best of luck on appeals. These taxes are so annoying.

  10. Loft living isn’t my cup of tea, but if you forced me to choose a loft, it might be this one. It’s the only loft I’ve seen on CC in ages that actually has a view and some natural light.

  12. My re-review notice came in the mail on the 14th but apparently the deadline to actually do it was the 12th? How do I take these criminals to court?

You don’t. What you do is:

    a. Take the money you would spend on a lawyer
    b. Give the money as a big fat campaign donation to the Cook County Democratic Party Powers that Be
    c. Nicely explain that your re-review request came late in the mail and could, ahem, matters be rectified?

  14. Not interested in “fighting” corruption with even more corruption. I would prefer if we could just clean house and staff the assessors office with folks capable of being fair and objective who are also professionals on the topic of real estate valuation. Being a licensed appraiser should be a requirement.

I now have an appeal pending with the board of review. If you are in North Chicago township, the letters updating you on the status of your appeal are dated 11/9 (last Friday) and the deadline to file for re-review was quite literally 11/12 . . . THE NEXT BUSINESS DAY!!!
And guess what: THAT WAS A FEDERAL HOLIDAY – VETERANS DAY = NO MAIL DELIVERY. So in all likelihood, most people got that letter on 11/13, past the deadline. I personally got it on 11/14 – – it has not date as to when the deadline is, it just says something to the effect of “come in as soon as possible,” which I did, and had some brainless drone stamp my letter “received” and send me on my way.

To reiterate – – they provided ZERO substantiation behind their decision. They didn’t even consider my appraisal (which by the way, was prepared by someone (a licensed appraiser), who in the eyes of the law is an EXPERT WITNESS on the topic of property valuation).

I have my hopes up with the Board of Review. The folks I chatted with there today seemed to have their act together, so fingers crossed.
