Loft-Style 3-Bedroom Penthouse with Parking for $700,000: 717 W. Briar in East Lakeview
This 3-bedroom penthouse at 717 W. Briar Place in East Lakeview came on the market in July 2025.
Built in 1894, and converted into condos in 2002, it has 7 units and deeded parking.
This is a top floor “loft-style” unit which was gut rehabbed in 2002.
It has some loft features, including high ceilings, exposed ductwork, large windows, and exposed brick walls.
The listing says the bedrooms are complete to the ceiling. Each appears to have windows.
It has an open concept kitchen, dining room and living room.
There’s a wood burning and gas fireplace in the living room.
The kitchen has white cabinets, stainless steel appliances, and an island with a black base with seating for four.
One bathroom has a double vanity and a walk-in-shower while the second one has a bathtub.
It has roof rights and a private balcony.
The unit has the features buyers look for including central air, washer/dryer in the unit and deeded parking.
The building is near Mariano’s, Starbucks, Target and the shops and restaurants on Broadway. The listing says it’s in the Nettlehorst school district and Mount Carmel Academy is nearby.
Listed at $700,000, that’s $150,000 above the 2020 sales price of $550,000.

“bedroom walls complete to ceiling”
Prior listing sez:
“Primary bedroom has full-height walls for maximum privacy.”
Pic 9 looks just like pic 8 on the old listing, so I think it is still not all 3 bedrooms.
I just wrote what it said about the bedroom walls. It also appears from prior listing pictures that not ALL the walls go to the ceiling but I didn’t know if maybe they had fixed it since 2020 or what.
Also, it’s kind of surprising that the listing doesn’t talk about a primary suite at all. Is there an en suite with the primary or not?
Also, is the parking in the garage or outdoor? It just says “deeded” but what does that mean?
It’s also kind of interesting to see these 20 to 30 year old buildings now and to see how often the units turn over in East Lakeview. Seems like 5 years is the standard time to live there probably because children happen and people want more space.
Also, kind of crazy to realize that the pandemic was 5 years ago and people who bought during it are now moving on. Thankfully, prices are up in most Chicago neighborhoods in that period.
How fo you regulate the temp I this space? There is no insulation in the walls and the ceilings are high. Air ducts at the ceiling will allow A/C to drop. But what’s it like in Feb?
