It is now also listed below the 2006 purchase price.

The top floor unit has high ceilings and a fireplace. The kitchen has granite counter tops and stainless steel appliances.

It also has central air and a washer/dryer in the unit.

There is no deeded parking with the unit.

  1. Not a great intersection to be living by because of traffic. Pluses include the mysteriously located GAP OUTLET nearby and a plethora of mexican restaurants with funny chickens painted on their signs.

    you can get a SFH for that price one block north or west of this on a quiet street with a garage and street parking for guests.

  6. i live in Logan (further east and south), i hope this goes for asking, but wow, that seems overpriced to me?
    Why would a realtor have taken this listing and priced it at 285k?
    Were they advising the owner on price, or just wnating to get the listing and telling the owner 285k was a fair price? Just seems like a waste of everyone’s time.

  7. Yikes. Friends of mine just bought a 2/2 gut condo a couple of blocks south of here and one or two west, with freshly finished wood floors, new appliances and picked their own granite etc., for something like 220k.

  10. I think $230/SF for the neighborhood as a whole is reasonable, especially top floor 2/2 @ 1,000 SF with outdoor space. The granite color and paint scheme are horrific. I would not be especially happy living on Kimball just south of Diversey and Milwaukee. That six corner intersection misses all the best parts of Logan Square and is loud.

  11. I don’t think the sellers were advised. I would paint the whole place one color, B. Moore Stonehouse tan or something like that. There’s 5 or 6 colors in that place chopping up the rooms. The location is sort of “no mans land” at this intersection…and no parking.

    I think if painted and staged better they would have had a better shot at $249K coming out of the box and cathching the first time buyer rush. I’ve written on new construction, elevator, larger two beds, two baths well under $250K at 3225 W Fullerton. There have been units catching better prices than this place for two, twos but usually closer to the Logan stop and Boulevards.

    Pretty quiet for condos on that Avondale/ Logan Square border.

    I don’t, especially near that particular intersection. This unit would’ve sold for 200-215K circa 2002. Does it have any appeal for the first-time homesucker at the current price? Doubtful. There’s too much other inventory in more amenable locations.
