470k with parking. I think for 500k there are better options to be had for a 1 bedroom. I imagine you can only really market this towards a few demographics, and most successfully towards a boomer couple looking for an in town residence?
Most millennials are renting in the lux buildings these days, and those of us ‘older’ millennials and gen-x’rs need more space than this.
500 lake shore is better in every possible way. What’s the rent v buy comparison between these two buildings? I bet renting is a better choice unless you just have to own.
Probably save around 1600 a month on own versus rent.
so then do the math on what 400k is worth to u versus savings. As all cash you’d basically get a 4% return on your cash hypothetically. Internalize property tax hike risks and also profit or lose based on appreciation.
re parking–looked at the condo dec, and it is a limited common element–assignable only to another unit owner, or back to the association.
So, unless they’ve identified another current owner who would like to pay for the spot(s), the parking would have to go with the unit.
Blah, I agree. I’d rather pay less for .a location up in Lincoln Park that has more style and excitement. I don’t even think this location is particularly good. It’s kind of isolated from a lot of the city.
