Yeah, didn’t see any pics on the Redfin listing. Assuming it is still listed, and assuming it looks fairly standard and received the standard low-to-mid-grade kitchen update since the 03 sale:
Even with The Big Three (w/d, central ac, garage space), they’re still going to have a hard time getting people excited about the place at $429k. Unless the patio is really nice (i.e., it’s not off a bedroom), and it’s a “big” 1300 sq ft., the initial ask of $449k in Jan was not the greatest strategic decision. The dup up-and/or-down on Webster that recently sold for $410k had also listed at $449k, but was bigger and in a vastly superior location, and likely “lived bigger” than the subject property (even with the problematic 1.5 bath situation). And now its neighboring unit is listed for $459k. The sellers of those duplexes apparently weren’t/aren’t looking to get much more than they paid (at around the same time as the subject property), even having made some improvements, so unless these sellers have made some truly spectacular improvements, I can’t seen them getting much more than they paid either.
I hope these sellers get $400k, but given the dup’s at the far east end of Webster, the recent sale in the atrium development on Clark between Dickens and Webster, the cheap 3/2.5’s on Grant at Clark, the bank sale that just closed on Armitage, and the handful of 2 beds in some of the larger buildings in LP, not to mention OT, it’s going to take a special buyer.
Since no inside pics I can comment on the exterior… that porch/decking is awful! Replace it with something nicer (wrought iron?) and change out the doors for nice wooden ones and the curb appeal would be greatly improved!
Oh and $429 for a 2/2? I’d like to think so (we have a nice 2/2 we’d like to unload at some point!) but no way. Too many on the market right now.

No pics, so hard to price, but 9 x 8 is a small space for a bedroom! I agree with annony’s comments, and think $400K is closer to reality… probably even $390K.
This is back on the market and still listed at $429k.
It is a nice looking building and nice enough unit but boy does it look cramped in those photos!!
Once again a reminder why I don’t live in LP! I got nearly twice the space for more than $100k less in 2006 of all years!
That second bedroom is laughable – 9×8?? Suitable for a den. Or a walk-in closet.
Would take a “special” buyer to pay over $375k.
