This unit still has a few of its vintage characteristics including a wood burning fireplace with marble surround.

Because it’s on the top floor, it has skylights.

The kitchen has white cabinets, white appliances and concrete counter tops.

The listing says the unit has an extra large living room.

It has all the features buyers look for including secure parking, side-by-side washer/dryer in the unit and central air (although there is a window unit air conditioner in one of the bedroom pictures).

The listing says “no dogs” and I don’t believe there is an elevator.

It’s just a block and a half to the Damen blue line stop.

  1. To me, this is just one of those places that you have to step back for a minute and wonder why you would pay over $400K for a place like this. Other than (maybe) the concrete countertops, this is so BASIC.

    Do you have a great kitchen that would be a joy to cook in? No.
    Do you have a great living space that would be fun to have people over? No.
    Do you have a nice master bedroom that would make a for nice retreat at the end of the day? No.
    Do you have a nice guest room? No.
    Can you get a dog? No. (Makes no sense to me)

    What you are getting is a basic place with a lot of stairs and a chain link parking lot in an ok area. High taxes, central air that also requires a window unit, too close to the train, a small outdoor space. I don’t get it.

  2. Great location! Skylights help a lot and a window in the kitchen at this price point is great. Obviously the bedrooms are super small and a fourth floor walkup is tough. I think $36K in price appreciation since 2009 is reasonable.

  3. I would say the living room and kitchen are the best parts of this place, everything else… yikes

    Then again its a cheap place in a good-ish neighborhood, and as hd says there’s no deals in real estate, and you’re obviously sacrificing something here (a lot)

  4. This place is awful.

    -No dogs. This building must be full of the most unpleasant people that the city has to offer.

    -Outdated kitchen

    -No central air

    -Tiny bedrooms. It looks like a double bed barely fits in the master bedroom.

    -Outdated bathrooms. If you’re selling, how difficult would it be to at least update the counter top and sink? I updated my bathroom sinks and counter tops for about $1500 and I used high end granite.

    -The beam that’s been covered with drywall looks gross

    -Crumbling wood deck. If you’re selling, how difficult would it be to at least re-stain the deck so it doesn’t look like it’s so run down?

    -Why isn’t there a picture of the “secure parking?” In this neighborhood you really need it, especially given its proximity to the actual Wicker Park

    -This place is just so far west that you may as well be in the western suburbs

    but to ban them out right is pretty lame

  8. How does Redfin calculate the “homeowner’s insurance” portion of their payment calculator? They’ve estimated $176/mo for this place. That’s over $2K per year, which is nuts.

    Got distracted by that when looking at the monthly cost for this place – even assuming their insurance estimate is out of whack, it’s still $2200ish per month to live here. Seems high to me.

    I’ve commented on that before, and no one comments that they too think it’s out of line.

    I think they just drop in 0.50% of the purchase price, which is whacko–I think I’m paying too much, and our bill is under 20 bips, and that’s with coverage that exceeds what’s required by a Lender.

  11. I live in this building. As it is an old building, our the acoustics were not designed back in 1918 to muffle the sound of dogs yapping and barking all day long while their owners are at work. So yes, if that makes us awful humans, so be it.

    The living space is outstanding; our units are former 3 bedrooms, converted to 2-bedrooms, so the size of the living area is unparalled as the entire third bedroom is mow part of the main living space. If you require a large space to sleep, then no, it’s not for you, but the bedrooms easily fit queens and snugly fit kings. The units have many closets and enough space for side by side washer and dryer. The hallway opens to the back porches which means you can entertain without having people traipse through your bedroom. It’s been owned with care by great people for many years, whom we are sad to see go as neighbors. And it’s LOCATION is phenomenal as well. There’s gated outdoor parking. Our unit has central air, so at the very least my neighbor’s is ducted for it. They are into green living, so I believe they left the window unit in and use window breeze the rest of the time. Poor form on the agent for not removing it, and giving the wrong idea in the photo. This unit is a steal at this price, the other owners are all lovely people,and the association is well-funded.

    Have you ever lived in a vintage building with one, or heaven forbid, two dogs running around in the unit above you?

    Obviously you have not.

    Two words: living hell.

    I salute this condo association for keeping the sanity.
