Looks nice but seems a little pricey for a 2 bdrm in the Mayer district and is a little too far West for my taste. But maybe I’m out of the loop on what a 2br can run in LP.

If I recall correctly, both first floor units in this building have sold for in the 600s within the past couple of years but they are much larger duplexes. So, this one seems really overpriced to me regardless of upgrades or a roof deck. Beautiful facade on this building, but that astroturf…
Is it just me, or does the fact that in early 2014 Unit #1 sold for $275 a square foot and now Unit #3 is going for $455 a square foot seem a bit incredible? While I love the layout of the top floor, I don’t think the finishes are going to entice a $650K buyer. I think they are overpriced for this unit even with the rooftop deck. I bet it sells closer to $575K. I am surprised Jennifer Ames put it on the market for so much.

2014 was a completely different market (it was dead in 2014) so it’s not surprising that it’s listed for more. Prices are well past peak now in many parts of the GZ.
Inventories are now at record lows. If you want a graystone property in Lincoln Park, how many are there on the market? (and with a private rooftop deck?) Not many. Supply and demand.
That’s what is pushing prices even higher.
Unit 1 is a duplex down so not an equal comparison by any means on a $/sqft basis
OldTown you are absolutely correct, the delta between the two properties is absurd. I’ve been in #1 and while #3 appears a bit nicer in terms of finishes even accounting for two plus years of elapsed time, below grade space in one and the roof deck this ask is a gouge and I predict it will languish.
Also 2231 #1,another diplex, is pending after five weeks of market time as of just last week with an ask of 675K; so much for Sabrina’s 2014 theory.
