This 3-bedroom in the midrise building at 4400 N. Paulina in the Ravenswood neighborhood of Uptown has been on the market for a month.

At 1800 square feet, the corner unit has a separate dining room and multiple exposures.

The kitchen has cherry cabinets, granite counter tops and stainless steel appliances.

The unit has central air and in-unit washer/dryer but it doesn’t have deeded parking. I’ve been told there is transferrable leased parking just down the street for $85 a month.

Or, you may not have any need for parking as the Montrose brown line stop is just 2 1/2 blocks away.

Is this a good townhouse alternative for the price?

  1. This is a very charming building in a very nice neighborhood – mine! 🙂

    I’ve seen condos for sale here several times, beginning with the original conversion. The project was originally Hollywood-themed with model units named after old movies.

    By “parking down the street” do you mean the Ravenswood School lot across the street? I believe this is one of many schools that offer parking to the neighbors during off-hours.

  2. Looks like a really nice vintage building in a good neighborhood which I believe is in Bell or Coonley…not sure which. At an asking price that comes to $203 sq/ft is seems priced to move. The only drawbacks are no parking and it looks like a ground floor unit which may scare off some families but it is a really large legitimate three-bedroom in a vintage building which are hard to find. The taxes and assoc. fees seem very low.

    Only pretty sure? It’s east of Ravenswood and north of Montrose. It’s not close to Bell.

    It also isn’t Coonley–Indeed it is *ACROSS THE STREET* from Ravenswood. You can see teh school from some of the windows.

  6. This is a nice sized place but the parking does hurt and I wish it still had some vintage features left. I think crown moulding would really help this place. As it is, I think a list price of $349k would help it sell faster but it should move eventually if they stick at this price.

  7. Does Sabrina purposely find and post only near-beer listings for this site? This place is nice enough, but that’s the problem… it’s *just* nice enough. There’s nothing in this listing that says ‘living in the city is a difficult challenge especially for a family (ie – the crib), but if we wanted to be apart of the architecturally bland and vanilla herd, we’d buy a ubiquitous ranch house in the burbs, fill it with Pottery Barn, and I’d be wearing Dockers’.

    With all the urban spaces that surround you every day, the uniqueness of city living and its odd inhabitants, still you take inspiration from a Macaroni Grill in Naperville? You can live *just* like this in the suburbs for a fraction of the price. I realize not every house is magazine material, but come on, where’s the money shot?

  10. jay – so what, would an exposed brick wall do it, or should there be a panhandler propped in the corner of the living room? Perhaps every condo in the city should have views of the skyline? Not everyone is a hipster, and not everyone can afford to shop at http://www.beprimitive.com/
    The neighborhood is what makes it not Naperville. The 20 minute commute to the loop. The building itself is gorgeous. It’s a two minute walk to the el and a 20 minute walk to the beach.

  12. Guys, this is in Ravenswood, which may as well be in another dimension of space and time, from the areas of Uptown that gives Uptown its reputation.

    I live in the Uptown that is Raoring Twenties Charm Meets Psych Ward Without Walls (to paraphrase the poster). My sister in law lives not far from the subject property, and it feels more like Lincoln Square than Uptown. It’s a great area.

    This property is also a 5 block walk from the Metra (Ravenswoid stop), which many commuters will find much more valuable than its priximity to the Brown Line.

  13. I had been watching this one 3 blocks north (http://www.redfin.com/IL/Chicago/4741-N-Paulina-St-60640/unit-3/home/13392071) that sold recently. Considering it sold for $344K and is bigger I would think the subject property would sell for less. Rental parking but it’s in a garage-not down the street, and yes window units but space pack can be put it and I bet the seller would be willing to give a 10K credit to get that done.

  16. This is the overpriced 3/2 I should have bought instead of my overpriced 2/1. Seriously, not that it would have occurred to me back then but what if I had bought a 3 bdrm condo instead of a 2? would it have simply delayed the desire to get a SFH or would we be worse off since we’re talking an extra ~$100K of cost to pay down.

  19. Always felt this was a dull area. Both Lincoln Square and Wrigleyville are rather far away for walking, and at least in the past, both Clark and Montrose around here were rather deficient in interesting shops/restaurants. But perhaps it’s more lively now.

  20. And as for the Macaroni Grill comment, that was below the belt. I’ve lived in the suburbs for 10 years and haven’t been near a Macaroni Grill/Olive Garden/Appleby’s type of place yet, nor have I felt the need to go. There actually are interesting restaurants outside of the city limits, not just impersonal chains and fast food.

    I’m sure that’s the case A-Moo, and I don’t pretend to know that neighborhood; and you’re right, the building is beautiful from the outside. It’s one thing when developers build-out mediocrity, but when people actually *buy* mediocrity (and *not* for a small sum of money) it’s another thing. Stainless steel appliances? Really? That’s an industrial stainless stove in the same way CZ is a diamond; try using that one on Valentines Day.

    This is the city of Daniel Burnhan… dream big or go home. I’d rather live in a dump with character than this eastern european developer’s renovation that screams – like driving a Ford Taurus, I too have given up on my dreams.

  26. jay, aren’t your comments really directed more toward the seller’s style rather than the building? (and they’re probably doing just what you’re suggesting heading out to the burbs with their ford taurus). but the exterior of the building is architecturally beautiful, and i see some archways, i think. but it was a gut job and from what i know of this building, it was probably 20+ years ago. what i think is most striking is the layout. it’s clearly not your typical galley-style 3-flat. that’s enough to differentiate this place in my mind. if the bones are good, there’s lots of ways to add character to this blank slate.

    The kitchen has alot of counter space, that’s a plus. It would look more Naperville with a fake plant or two above those cabinets!
