Looking for a Big Private Patio in the Gold Coast? A 2-Bedroom at 72 W. Schiller
This 2-bedroom townhouse at 72 W. Schiller in the Gold Coast came on the market in September 2020.
The picture above is not the exact listed unit but is one of the complex.
Built in 1968, this complex has 20 townhouses with private patios. It is fenced in and has gated entries with landscaped interior courtyard areas.
This townhouse has some mid-century modern features including a 2-story atrium with a skylight, an exposed brick wall, and floor-to-ceiling windows.
The listing says it has an updated kitchen with 42″ wood cabinetry with frosted glass inserts, granite counter tops, and stainless steel appliances.
The listing also says the bathrooms have been updated. The primary bathroom has quartz counter tops and double vanities.
The bedrooms are on the second floor and have vaulted ceilings.
It has central air and garage parking is available for $130 with guest parking available as well.
And for those looking for outdoor space during the pandemic, it has a brick walled patio measuring 24×15.
Listed at $650,000, it has been reduced to $620,000.
Will the patio sell this townhouse?
Juliya Talmacheva at @Properties has the listing. See the pictures and floor plan here.

I think the architect did a great job of bringing light and privacy into a unit with limited exterior walls that is in a concentrated area of the city.
The only thing that ruins a room’s aesthetic more than a window AC unit is a visible washer/dryer in the kitchen. You are paying for the location here as this unit would be 250k-350k in the burbs.
“The only thing that ruins a room’s aesthetic more than a window AC unit is a visible washer/dryer in the kitchen”
While I agree that window AC units are a major eyesore, can’t say a washer / dryer unit is more unsightly than any other major kitchen appliance. Is it really that much uglier than say, a dishwasher?
“Is it really that much uglier than say, a dishwasher?”
Its not that it is uglier, its just out place and lint, dirty socks and undies don’t belong in a kitchen.
“its just out place and lint, dirty socks and undies don’t belong in a kitchen”
I don’t see the clothes line to hang all the not-actually-dry laundry on, either. That aside, I’d rather have a mediocre condensing w/d in the kitchen than nothing at all.
but should be (i) under the counter, and (ii) behind a door, and (iii) actually fit in the space allotted it instead of sticking out a foot.
This is a 2-bed / 1.5 bath unit with no parking and no separate work / home gym space – – unless it is really a 1-bed…but you see a desk smooshed into the living room and another in the hall outside the bedroom (or is that just for make-up application?).
I just cannot get over what they paid and what they are asking. This is a $475K – $500K unit to me. That laundry appliance in the kitchen looks like a major screw up too and the way the listing agent screwed stretched the picture makes it look even worse. I’m with anon (tfo) on that. If it is a washer / drier in one the kitchen is a fine place for that – – not like you are doing laundry when you are having a dinner party, but it should fit in the space. Not a fan of the micro-hood situation either…Otherwise the unit is nice. I dislike that kitchen so much I think I would gut it though. Same with the baths – – they just aren’t $600K unit caliber baths….maybe they just aren’t my taste. I love mid century and the baths and kitchen here belong in a suburban home, not this town home.
No parking? The carports are on LaSalle (and the listing says guest parking available too).
I hate the kitchen and the washer looks like an afterthought – could certainly be done better, and the photo just emphasizes that. The skylight and two-story space is nice.
@FG – No deeded parking with this unit. Listing says heated valet parking available for rent (ugh, so you always have to wait for your car). Guest parking spaces I imagine are therefore very short term or likely also fee based.
Check out this dump…oof on the assessments but offset by lower taxes! I think you could negotiate the price down a wee bit more, put $100K into this and for half the price have way more than half the unit:

we’ve toured the 2bd units in this area, they match the comments above but not as critical.
There’s probably a target audience who wants to live in gold coast for some reason once the looting and riots stop being any time risks.
They feel like rental style finishes, except the decorations and belongings of the owners are nice.
Laundry in kitchen is a very NYC type of adaptation, and gold coasters who want some sort of imagined near urban downtown type of lifestyle are probably comfortable with any NYC type of compromise anyways.
I imagine someone buys it, but price, hard to say.
I used to live in one of these units. Although the overall design is dated and a matter of an individual’s taste, there is really is no other place in Gold Coast where you get a private entrance & mailbox and huge patio with dirt cheap valet parking right below the unit for $125/no. HOA is low and pool/tennis is available for a yearly fee if you want it. My unit was upgraded with a loft and full 2nd bath. Considering proximity to lake and Wells St, it really is a hidden gem if you are fine with the architecture.
This floor plan is a joke considering the price. It’s basically three rooms.
I know it’s the Gold Coast, but I can’t see why anyone would pay so much for so little space and so few amenities (at least in a high rise you’d get a workout room). Living with a family here would be a challenge for anyone used to decent space.
“No parking? The carports are on LaSalle (and the listing says guest parking available too).”
The Sandburg Village townhouses have carport parking on LaSalle FG. That’s what you’re thinking of. This complex is not those townhouses.
