Looking for a Fully Functional 50s Diner? 2025 W. Chase in Rogers Park
This 3-bedroom single family home at 2025 W. Chase in Rogers Park came on the market in July 2018.
(Sorry- no picture, but Redfin has it as a “hot home” so I wanted to cover it quickly.)
Built in 1911, it is on a wider than normal Chicago lot of 32×113 and has a 2-car garage.
The listing says you can “travel without ever leaving your home.”
It has a front porch that is described as a Hawaiian retreat which leads to a custom English library complete with a ventless stone fireplace and built-in wood bookshelves, lion carvings and wood moldings.
There’s also an oak staircase which leads to two of the bedrooms, including the master suite. Both bedrooms have attached bathrooms.
The house has a log cabin “hidden” room.
The kitchen has wood cabinets, granite counter tops and stainless steel appliances.
There’s a custom deck with an awning overlooking a formal garden with a fountain and iDramatic lighting.
The basement is finished with a “fully functional 50s diner” and a 7-seat movie theater with projection screen, theater seating and lighting. (Is the basement furniture included???)
The house has Pella windows, skylights, and recessed lights as well as central air.
Originally listed at $499,000 it has been reduced $14,000 to $485,000.
That’s well below the 2007 sales price of $580,000 (but I urge you to go take a look at those loans for a reminder about what was going on in 2005-2008. Good times.)
Are north side houses under $500,000 near the lake a deal?
Lynn Pufpaf at Baird & Warner has the listing. See the pictures here.
Or see it in person this weekend, on Sunday Aug 5 from 1-3 pm.

Can we talk a *little* about the decor, given that pix 6 & 7 include only decor?
whats to talk about, seems pretty normal to me
I’ll give them this credit on the basement remodel. It is pretty cool. Not my style but I’d suspect that someone may give them a decent offer. Some people like unique. And this is definitely unique.
Setting aside the bizarre aspects (which, yes, is hard to do), that price seems market for the area. I wasn’t really looking in Rogers Park, but did see a place on Touhy really close to there, 4-square with pretty run-of-the mill styling, could use re-painting and perhaps some updates, and it went for around $475K. When looking to confirm I saw another very similar place for the same price just last month.
Probably would appeal to different people, though.
For $100K more you can get south and much closer to the lake in RP, at 6732 N Newgard, which seems to have been on the market off and on for over a year, although with some price drops in there.
The only thing Chase has other the others, IMO, if you aren’t in the market for a basement with a movie theater and diner, is 4 bathrooms, but they only show 2 of them, and no floor plan, which seems questionable.
I also have a person hatred for listings that don’t start with the exterior. Immediately went to the street view before I saw it was the third photo in.
Interesting mix of professional and personal photos. I wouldn’t have expected the inside to be so dark by looking at the exterior. I think the basement is fun.
This whole Redfin “hot home” thing has become somewhat of a joke with my agents. It seems that almost all our listings are a hot home now when they come out. Sometimes they really are hot but often they are not. And if it doesn’t go under contract right away then they simply remove the designation.
This home is so weird I think I love it. Could be a nice house…I hate 50 diner motifs…(art deco 1940 nightclub is cooler) but it works here. Looks like the house was loved by a bunch of characters who like to have fun.
mine wasn’t đ and I’m the “Your listing ranks #1 in online views out of 20 similar listings” on zillow
Oh my, it’s Sword Week on Crib Chatter! The magic wand is a bonus too.
I have a real appreciation for goofy ass homes, of which, Rogers Park seems to have a solid supply.
My preference, however, is for Leopard House:

“I also have a person[al] hatred for listings that donât start with the exterior. Immediately went to the street view before I saw it was the third photo in.”
Somebody must be reading this because the exterior picture is now #1 (I did see it third before). Certainly an interesting place.
There is actually an MLS rule that you have to have an exterior photo and it has to be first. MRED may have caught it.
50’s diner and home theater? NO. JUST NO. Cheesiest thing I’ve seen on CC in a long time. And calling this “near the lake” is a bit of a stretch.
I love Leopard House..to make it all weirder, they squeeze 6 bedrooms into 1800 square feet, I imagine it has no other rooms but bedrooms!
I still get redfin emails and for some reason got one for Leopard House last week when it went on the market, which made me happy. When I showed it to a friend who lives in RP, he said that he was very familiar with it, and remembered an article from when one of the units in it was for rent last year (I guess it’s a two flat):

“Oh my, itâs Sword Week on Crib Chatter! The magic wand is a bonus too.”
I couldn’t resist after someone made the comment on the Sauganash house.
What is it about swords and Chicago, though? There have been quite a few of them over the years.
Lol.
“Can we talk a *little* about the decor, given that pix 6 & 7 include only decor?”
Yeah- they’re kind of asking for the dĂ©cor to be discussed based on the pictures, right?
maybe they’re sell swords?
…ill see my way out
Great background on leopard house. So nice to see there are still people who don’t take themselves too seriously.
Great house for the price, and in a very nice part of Rogers Park. While I’m not crazy about the exterior, the beautiful woodwork in the interior and the quirky charm of the place makes it a winner at this price.
The Leopard House is charming and a famed Rogers Park icon, but it is going to need a lot of interior cosmetic work to suit most buyers.
