Looking for a Move In Ready Brick and Timber Loft? 331 S. Peoria in the West Loop

This 2-bedroom corner loft in the Westgate Lofts at 331 S. Peoria in the West Loop has been on the market since August 2011.

It is a brick and timber loft with high ceilings but it also has the privacy of 2 fully enclosed bedrooms.

The listing says both bathrooms have been redone. The second bath has a custom vanity and onyx vessel sink.

The kitchen has maple cabinets, stainless steel appliances and what looks like granite or stone counter tops (but I can’t tell for sure from the pics.)

The loft has central air, washer/dryer in the unit but it doesn’t have deeded parking. However, transferable parking is available next door for $175 a month.

This property is listed about $4,000 under the 2005 price.

Is this attractively priced considering it has been updated?

(A lot of the original West Loop lofts, those converted in the late 1980s/early 1990s, have NOT been updated.)

Christina DelGreco at Coldwell Banker has the listing. See the pictures here (click on the link for the virtual tour).

  1. That’s a nice looking place but again the crib in the second bedroom. I too have a crib in my second bedroom. The crib in the second bedroom is beginning to become as iconic as the proverbial garbage cans in the front of the house pics or the infamous toilet seat up pics.

  2. I think this is going to be a tough sell at this price. I like the interior, but think it’s over priced, especially since there is no deeded parking.

  4. 250-55 or so? A similar unit sold for 302 in April, but the pricing just does not make sense for me.

  5. Nice loft and for once both bedrooms have windows. I am not familiar with pricing in WL, but the price does not seem unreasonable to me. It is pretty much updated to so there are no expenses for the buyer.

  6. BTW, the photos are pretty nice. I checked her other listings too and they were nicely done too.

  9. I wish a web-site would offer rankings on financial stability of the condo associations and disclosure of pending/on-going special assessments. So many condo associations are presently underfunded and/or facing major capital repair projects – would be nice to disclose upfront to prospective purchasers. Given the little privacy remaining on-line for average individual, it’s surprising how typical condo associations’ status is still obscured.

Condocerts.com has that info for many buildings. You can get budgets, minutes, pending litigation, etc. Some information is free, others you have to pay for.

  11. Cribs and lofts are not the end of the world. My floor has 4 units and until quite recently 4 kids! Works fine for all of us! In fact it’s easier than a similar sized SFH in some ways. I love to watch my 2 year old race her shopping cart stroller or scooters from one end to the other end of our 2200 sq ft loft. She has a 100 foot long runway with no steps! Pretty funny.

  12. Will sellers typically offer a copy of the budget and reserve study (if there is one) if asked for this prior to an offer? Shouldn’t that be among the first requests after a successful first showing?
