  3. That’s an awesomely cool 1br + 2 den unit. Don’t love the (fixed) decor, but if I were in the market for a $1.4m condo of this size, I could afford to swap out the stuff I don’t like.

    800k, tops because you’d need to do at least 500k of work to make this place look nice.

    It has sold–twice–for $1.2+ and is still assessed at ~$500k market value. The next sale likely will make no difference, unless the whole system is reformed.

  12. The building is so ugly on the outside, I never would have expected it to be so nice inside. The decor isn’t to my taste, but the space is great and it’s nice to have multiple floors. It would be on my list if I was in the market for something in this price range.

  13. This appears to be an excellent deal for this location. Great views, a unique space, good outdoor space. Even the taxes and assessment are relatively sane considering the area, though I doubt this building has many amenities compared to those nearby.

    Definitely needs major re-decorating, but I can live with that.

  18. And, looking again at the plan, if you make this into a real 3 bedroom, you lose a lot of what makes it a $1m+ kind of space.

    Also, how do we collectively feel about the “TV over the stairs” concept? Not whether it affects the appeal of this place, but just in general?

  19. In this instance, the t.v. over the stairs seems to be a pretty smart use of space.

    Someone needs to get this down to around $1 million (maybe $1.1), then spend $100-200k on updates, if that. That someone probably won’t have kids (other than the occasional kid or grandkid guests). It could be pretty nice.

    In some magical circumstance, maybe. You’d have to worry about the fact that you’re prob watching tv in hallway, impact on noise downstairs. Maybe there’s a setup somewhere that would make sense. It’s a little hard to see. Here, the angle is also way too high.

  25. This is traditional, the TV is over the stairs in every Provencal cabana I’ve ever seen.

    Note there’s a gap of a foot or so between the stairs and the TV wall, why on earth? Turn the couch around, mount the TV on the wall where the big pond painting is.

  28. No one else has pointed out, but it seems like the Master Bedroom is: 1) totally open (no door & perhaps 1/2 wall overlooking the LR)? 2) Also you need to walk through that space–oh & ALSO the Master closet or bathroom?? to get upstairs to the “TV room”/deck!!

    Yes, to thru the MBR, no to thru the closet–the plan is a little funky, but the stairs up originate in the hallway and go to the tv room/deck.

    Like I said, a nice, very large 1br + den/office.

  32. Same layout as the British Consul General’s place, also in the building. He has modern furniture, which makes all the difference. Wow, love it. How can taxes be so cheap, though? Assessments are quite reasonable, too.

I swear, I’ll never understand why some folks gussy up a glassy, glossy modern place up with really heavy traditional decor replete with cove moldings and period paneling and striped or floral wallpaper and period furniture, while other people utterly destroy a lovely traditional place in a fine old prewar building by stripping it of every last vintage detail and making the place so lean & clean & bright & light, that you feel like you’re living in a laboratory or operating room.

    This is a great place otherwise, but I’d want to strip all the “traditional” stuff out of it and use it to restore a certain prewar Edgewater penthouse I know of that had its guts ripped out and replaced shiny white modern everything.

  34. Laura has said it perfectly! If you want a cool downtown penthouse it is not likely supposed to be formatted and decorated like a colonial home in Barrington Hills!

    Call Rahm Emanuel and get him on property tax reform asap. I’m flipping sick of seeing stuff like this happen every week on crib chatter. There must be an easier way to figure out values and to assign a correct rate.

  35. I don’t understand why the current owner didn’t just buy a mansion in Lake Forest, because it’s clear that that’s what they were going for with the decor.

    I’d rather go for the full floor 18E unit at $749k and start from blank instead of having to spend so much gutting this place.
