Sloppy beds in realty photos always amuse me, but sometimes they don’t bother making them at all, which just seems insane. I saw one recently (uniformly terrible photos) where the sink and counter were covered with dirty dishes. It’s hard to believe people don’t realize it makes a difference.

Spending money in the wrong place. This offers no value on a sale. Why install a higher end W/D but then go with some of the cheapest stainless steel appliances you can get.

Best thing for Plaza 440 (where I still own a condo) would be deconversion and going back to rental apartments, but doubt that will actually happen.
Also, so the rest of you can mock my pain, the Plaza 440 condo I own (which has not been updated or remodeled) is worth about 75% of what I paid for it back in 2005 when the building converted. I started renting it out in 2013, and while rents have bounced around a bit, in recent years they have fallen.

Is this building set up for W/D? Unless there’s a lot of outside air I’d think the ventless dryer would be problematic in the winter

Sorry for your pain SadatPlaza440. At least you CAN rent it out (sounds like there’s no rental cap.) It could be worse.
Sad, at least you aware that rents bounce all over. Nobody wants to live in the older buildings vs. the new buildings. However, owners of the old condos don’t “get” that. I’m helping someone find a place to rent and people think their old decrepit places, with their carpeting, tight bathrooms and outdated lobby’s, but with views of tha lake, are worth thousands on the rental market. People only live in older buildings if they can’t afford the newer ones. And now, the newer ones are giving enough free months that the prices are comparable.

Thanks, and in case anyone is wondering, I can confirm that there is no rental cap in the building. A few years, the condo board proposed a cap, which provoked a backlash and the proposal was withdrawn. That does get to another issue with the building. Approximately 70-75% of the building’s units are rented out and has offsite owners. But (unsurprisingly), the remaining 25-30% who are onsite owners are much more involved with the condo board and generally want to lower the rental percentage, meaning that proposals like the rental cap could rear their head again in the future. Also, there is an annual fee of $100 for all condos that are rented.

Yeah, it’s just supply and demand. If you ask for rent X and you’re not getting any responses, you need to ask for less than X. There’s a company called National Rental Services located on the first floor of Plaza 440 that will find and screen tenants. Predictably, they also have extensive knowledge of rents for Plaza 440 and the area in general, so they can advise on proper rents. (Their fee is taking the first month’s rent, so one has to balance that cost versus the hassle of finding renters on your own.)
Those views are so depressing. No way I could get past that. A huge pass.

No W/D (gotta go with the plebs), ugly amenity rooms (except the decent lap pool), overall too polished for an aging building (but in a great area).
