The Silver was built in 2009 just as the bust was hitting so sales were originally slow.

But most of the units don’t have 12 foot ceilings or private terraces.

  1. This guy did not buy at the bottom of prices for silver tower. He caught the very end of the falling knife. I want to say they had a bulk sale sometime around 2010-2011. That said he will make a nice profit on this place even though every room is small, the finishes are average for the area, and silver tower has no luxury amenities compared to Residences at River Bend or Kinzie Park. The porch is long enough for bean bags though so that’s cool.
    The price gains in this area of river north and Fulton river district have been insane.

  2. I like how on the floor plan they count the longest parts of the room, for example that ‘master suite’ is 22×15 nevermind the 1/4 chopped out of the room so instead of a 330 sqft room it is more like a 250 sqft room or equivalent to a 15×16 room which is nice and all but not really a suite.

    Look at the 2nd bedroom, 8×15? lol yeah right, only half of that size is useful at all so its really an 8×8 bedroom pretty much.

    I don’t understand why they would have that useless den there, and not push the kitchen back a few more feet. My guess is to save money plumbing all on the same axis.

    Then again this is river north and people pay crazy prices for really small units so who knows. Most people who bought in this silver tower are doing well. Like the terrace though, nice view!

  4. The only redeeming feature of this place is the terrace.

    This has to be the worst layout I’ve ever seen, Literally 1/3 of the space is completely wasted.

    3/4ths of a mil is a lot to spend on a stabbin’ cabin

    Yes, the church lot had a soil sampler on site a few weeks back. Additionally, wells and hubbard is being developed with a 20 story tower. Although, I’m not sure if that will block any views from this unit.

  7. I was already under contract, otherwise I might have, I don’t think the units really went into our price range until late 2010 2011 or so and that was a good couple years after we moved

    Fwiw I believe Buck’s doing an apartment bldg on church’s lot @ SWC Illinois & Wells and Centrum’s building a 22 story apartment bldg with an adjacent 8 story office bldg at SEQ Hubbard & Wells.

  14. Many people prefer the quieter, more residential portion of River North to be much more livable than the tourist / suburban drunk hangout that occurs east of Lasalle.

  16. @Mike HG: My building at 110 W Superior is very quiet, not at all a part of the tourist/suburban drunk hangout. It’s a great location and a great building, IMAO.

    PS: The “clients” visiting Catholic Charities get in and get out quickly and cause no problems.

    Not anymore. This is the post bubble world. These are the new peak prices- which everyone expects to keep rising and rising.
