  4. $10k to put wood floors in the currently carpeted areas, and this is a really cool place. Better than lots of two beds that are trading in the low to mid $300’s.

  7. This place is cool. however, i disagree that its just the carpets that need updating. how about the bathroom(s) and kitchen cabinets? kind of adds up.

  10. OMG that bathroom! Woah.

    Rip the carpet out and redo the kitchen and baths, but even so, it has a lot of cool unique features. 100 times better than the cookie cutter stuff that was built around here within the last 10 years. I LOVE those tall bookcases!

    This is a BAD line to be behind. 4-tracks. BROWN, RED, PURPLE use this. Do the math – there’s a train every 50 seconds during rush hour between those 3 lines.

  17. One can certainly hear the trains from in here (one of which runs 24/7) – the question is how much?

    Still probably moves at this price.

  18. Worse is how close it is to the actual stop at Fullerton, as I’d wager you can hear the train brakes squealing from this property. Only part of the L that’s worse in that sense are those areas on the Brown line where you have the S curves, the train screeching to slow down at those curves can sound worse than nails on a blackboard.

  19. Toured this place literally a few days ago. While it is certainly a really interesting space, there is a lot of work that needs to be done, IMHO. A few notes…

    1) Yes, it is right next to the Fullerton stop. Yes you can hear the trains go by, and it’s definitely not subtle. You look out the window and the tracks are right there. The realtor tried to tell me that since the trains are slowing down into the Fullerton stop, that it wasn’t too loud. Not true.
    2) The second bedroom needs to be closed in. You can kind of see it in the first picture of the living room, but it’s all open. The way it is positioned, there’s a possibility that when you close it off, there would be no window. This is also where the W/D is located.
    3) The bathrooms need to absolutely be redone. The master bathroom is that black tile shenanigans and it looks so dated. The second bathroom has wall paper, nuff said.
    4) The kitchen also needs a good update. While the cabinets are PoggenPohl, they are quite old and I would want to rip out that weird orange tile.
    5) There actually is nobody living below or above this unit. It only shares 1 wall with someone so it’s quiet in that sense.
    6) The winding staircase in the middle of the bathroom is creepy and goes up to that little office area. I had a hard time maneuvering and I’m a 130 lbs female…
    7) Parking is covered in a garage, so that’s definitely a plus.
    8) Side note: The building actually used to be the factory for where they made Cracker Jack toys. The brick and wood are all in excellent condition, despite it’s age and it has really held up well. That’s my favorite part.

    Anyway, those are my opinions. My guess is it goes for $300k, due to the updates that need to be made (the previous owner has been there for 20+ years).

  21. LOL. File under “nice try.” Trains, the highway, busy streets, etc. can be tolerable and even a pleasant kind of white noise (like a river) when the traffic is moving at a consistent speed. But the starts and stops are sonic hell.

  23. This is a beautiful loft I could enjoy living in clear into old age. Note the nice, comfortable staircase.

    The kitchen is no big deal, though I would want to replace it sooner rather than later because it does detract.

    The only real problem is train noise. If anybody can think of a way to soundproof this place without sacrificing its looks, I’d like to hear it, At this distance from the tracks, you feel like you’re sleeping on the platform.

  24. The black bathroom is far from rare…they were all the rage in the 80’s and I’ve seen more than a few lately. I’ve never seen a black bathroom however with a staircase in it. That is definitely unique!

    While I love some features and the concept of this place, the office through your bathroom, low celings in the bedrooms and so many stairs really detract from it being awesome.

    That bathroom is so Miami Vice…

    Look at the faucet handles! Did he steal those from my great mothers estate sale 20 years ago?

    Other than that, its huge, unique, and cheap. If I was deaf, this would be golden. Or for some people that just don’t care so much about noise, this looks epic.

  29. One can imagine units closest to the el showing the least appreciation. But the trains are no louder today than in 87. And DePaul’s expansion of physical plant & enrollment prolly raised resi values. Given that, assuming Zillow’s correct — and I’d guess it is — this unit has fallen in value over the last 25 years in real terms by about one-third. ($240k in 87 would be almost $480k today.) So I guess the 87 price must’ve been way too high.

  31. Looks like a ski/hunting lodge. Owner should hang up heads of animals to add to theme. I guess the animals are supposed to come from the surrounding area so rat head plaques.
