Will it be able to get a premium to the 2004 price because of its Lincoln Park location?

Deck appears to be at the front–so stomping on your living room–and the walkway goes over the east unit from a somewhat mysterious stairway, appearing to be the center rear of the building. So, perhaps, stomping past your bedroom window, which might be worse.
I think it is listed properly, and will sell at $430K. I would give it a little more if there was indoor parking.
I dislike communal decks too. I would feel uncomfortable laying out there to read, knowing a stranger might come up to the roof at any time. I worry about communal laundries in the same way.

I might be wrong, but I think three of the six units in this building have a lis pendens filed in the last 6 months. Nice looking unit, but I don’t imagine this turns out pretty.

I had an apartment at U of I that my tiny bedroom and windows where right next to the complex’s wooden staircase.
that lasted two months, i was lucky i wasnt on the lease.
This isn’t a three bed in which the third bed is being used as a den. It’s a two bed in which there is a den or family room located directly off of the living room. That said, I really like how the dining and living rooms go together, with a seperate room for the tube.
No garage, no powder room, the private deck is off the bedroom, and there’s a common deck overhead. But, provided that there’s a reasonable explanation for all those lis pendens alphonso mentioned, somewhere in the low $400’s seems pretty reasonable for this place.

What a stupid comment. If you had the roof rights, you could control when your super fun neighbors come over and when they have to leave. Anyone who thinks that living in a building with other people is going to be a great way to make friends and have fun is, well, dumb.

Actually my gay friends are very upbeat. Jenny is way more reserved than all of them, but of course I am extrapolating from a very small sample. What is interesting is that I know a Jenny in real life who is very similar to our CC Jenny in all her opinions. If it was not for the fact that our CC Jenny lives in Chicago, I’d totally think they are the same person.

@ HD, a quick question: I just got a speeding ticket and I had one a year or a bit more ago for which I went to some traffic school. can I do this again (cannot find the Illinois traffic school eligibility) or should I try and get a lawyer to change it to a none moving violation or just forget about it? Assuming for not 25 over or something:
The second in one year is (was?) 8 hour traffic school. If your first was 366 days ago, should be able to just do the 4 hour one again. Try to not get caught again til March 2013!
You can do traffic school online now and not even have to leave your house. (Not from experience but I’ve heard from friends)
I can not believe you people are assisting an Asian woman on how to keep her license. If the sun hits directly, or you make them laugh, their blindspot becomes 360 degrees.

1) never pay a traffic ticket (they often put it as a conviction, even if you choose traffic school);
2) never walk into court without an attorney.
I’ve never had a client do traffic school, ever, and I’ve done hundreds of traffic tickets in every county in the chicagoland area. If you go the ticket in Chicago there is less than 50/50 chance the officer will even be in court.
I checked my email and it seems I completed the traffic school (GoToTrafficSchool) in March 2011, but I had registered for the class in late December of 2010. So I guess I qualify for the traffic school, right?
I got the ticket in near some middle of no where place called Marion Illinois. My other ticket which I took the online course for was in Cook county.
So HD, you think I should take a lawyer instead of taking the class? I recall that the course claimed that they will send something to the court to get my ticket dismissed. My insurance has not increased after I got that ticket so I assumed it was dismissed. BTW, I have had a few other tickets which I took traffic school for over the years and once went to court as I had tow moving violations so had to appear in court and the copper was a no show : )

BTW, the judge was so nice. He basically put it in my mouth to say rescheduling the court would cause inconvenience for me so that the tickets were dismissed! I had no idea you could do this. It was when I was FOB : )

My free internet legal opinion would be to hire an attorney in Marion IL to see if he can get you supervision and a fine for the ticket – without traffic school and without having to appear.
I know the ticket says you can do traffic school but I’ve seen people do traffic school and still get a conviction on their record. I had this conversation with a friend the other day he was like “i’m just going to do traffic school” and I advised him against it but whatever; nobody listens to me and then they come back later.
I know where Marion is, downstate, near Shawnee Nat’l forest; there used to be a federal supermax prison there before that one in Colorado was built.
