Does anyone remember how this building sat half built, empty, for a few years during the bust years?
Nice enough unit but $1.7 million for that block on Clark St (or pretty much any block on Clark) is too much. You’re also going to lose some view and gain a lot of congestion when the Holy Name parking lot gets developed.
Iirc there’s a great story behind why it sat half built. The original developer was an immigrant from China whose equity came from a winning IL lottery ticket. But he spent some or much of his construction loan proceeds at casinos, believing his winning streak would continue. His lender, which specializes in lending to immigrants from Asia, shut off draws from the loan but didn’t rush to foreclose him out & take title. While many expressed interest in taking over this project the lender didn’t want to talk with anyone they didn’t already know. Iirc Ranquist finsihed this project successfullyu.
I love these condos but 1.7 million is a lot of money and can buy a lot of house here in Chicago, the location on clark is HOT HOT HOT though

The whole back of the apartment looks at a parking lot – gross.
To clarify for those that don’t live in the neighborhood – the side and balcony of the apartment hangs directly over a busy parking lot. The back of the building is a gross alley. I’ve been in this building and you get considerable street noise from Clark. I acknowledge it’s a beautiful unit but 6th floor backed up against a parking lot and alley, even in river north – no thanks for 1.7 mil.

no there is a unit above it with a terrace, that is smaller (indoor space wise)
I think part of the problem here, in addition to the issues already commented on is the fact that this place seems to be missing a bunch of doors. No door from the master bedroom to the master bath is a big no-no for me. I don’t need to hear my significant other on the toilet while I’m in bed. There also doesn’t look to be a door into the front room off the living room that they are using as a family room. This is fine if it is a family room, but they are calling this a four bedroom, which would mean that is a bedroom, and for a bedroom in my mind, it needs a door. Trying to make a 3-bedroom with a family room into a 4-bedroom I think is cheesy, especially at this price point.
