  1. Nice place and great location. Don’t think the flipper has $60k in improvements. The $1k price cut is laughable.

    Only downside is it’s low floor. Need to see the premium a higher floor gets.

  3. Overlooks the tennis courts? Those are tennis courts? I’m gonna hope they’re resurfacing those tennis courts because I wouldn’t put a sneaker on that concrete-jungle neglected asphalt – and I’ve played on some janky courts. Do they even put nets out in summer? If this is pied a terre week, can someone please tell me who in the world would choose any of these units as a PaT?

    Thanks – Views make a big difference IMO but not $100k w/ relative lack of updates

    $220k for the subject property should get it done or the flipper is going to get bled to death. $300k for the upper floor unit seems about correct

  7. That 37th floor view is stunning, I will say. The upgrades are solid too. $350K is still pushing it for the boxcutter 1 bed layout and a $700+ HOA.

    Looks like the redid the gym, it used to look like shit. I would have looked more seriously at this place if they gym was up to spec a few years ago. The pool is still depressing though, especially with that old building right next to it.

  9. Anyone who cares should think about paying $30,000 or so more for a higher floor. With interest rates this low, I can’t imagine it would add that much to the mortgage payment. And it would be a lot better from a resale standpoint.

    I’ve looked at several condos in this building and it’s wonderful. I’d like to live here someday, and perhaps I will. Amenities are amazing, and so are the views, in every direction.

    But no reason to be this low in the building when for less than $100 more a month you could be high up enough to enjoy some great views.

  10. Let me clarify -I see someone posted 37J, which is a lot more than $30,000 above the unit in question.

    I viewed a wonderful unit on the north side of the building, 26th floor, one bedroom, redone, asking price $274,000. So for $25,000 more, you could have lovely views that take in most of the North Side and the lake and park.

    The 37J unit is actually not as nice as the 26th floor one I saw. The asking price for that one is because it’s a very high floor and faces south. For some reason, people seem willing to pay more for the downtown view, and it is spectacular. But not worth $75,000 more than the north view.

  11. Here’s a high-floor north unit that’s much cheaper than 37J. I toured it last month and it’s a terrific unit. Great views, but north, not south.

  13. Views, neighborhood, amenities, balconies, big windows, decent prices.

    I seriously thought of renting a place here as an in-town. Chose Hancock instead. Might end up here eventually however. I like the neighborhood much better. So many great streets to walk on with 19th century architecture. And walking distance from some of my favorite restaurants.
