I don’t know what more any condo dweller could ask for. The place is huge, beautiful, well-rehabbed, on a lovely block in a super-prime neighborhood, and has covered parking. It even has a little bit of outdoor space that isn’t a back stair landing.
The assessments are reasonable and the taxes aren’t too bad relative to the value- I see much worse often.
I believe it will move quickly at or close to the ask price.

The third floor in that pic has no balcony facing the street. Wrong pic, or inaccurate description, or something else?

I’ve been through and it’s a lovely condo on a gorgeous street in a great neighborhood. It’s on the 2nd floor and the back porch has direct access to their section of the private rooftop deck, which is really great.

Why do some rehabbers lay flooring diagonally? Is there some technical benefit of doing so, or is it simply an aesthetic choice?
Diagonal laid flooring is supposed to make rooms look more spacious. YMMV.
not a fan of the kitchen but its a very nice home, in a beautiful location, at a somewhat decent price, with parking. what else is needed?
I was all excited to look at this place until I learned it is on the second floor, not the top floor of the building. The fear of upstairs noise for me is too big of a risk in a building like this.
LOVE this. But I would much rather be on the top floor. If the 2nd floor is $700K how much is the top floor worth? $25K premium? More?
Agree, beautiful place. But I thought it was top floor for that price. Wouldn’t be interested in the middle floor.
comparable 3 beds 2 bath with parking on the same street are listed for around 600k, not sure what makes this worth 100k more though….

Agreed great place with two outdoor spaces….however, unless there is great soundproofing the second floor is a deal killer. I wonder, for this price if there is any special sound proofing?

When I saw this I thought oh no, everyone finally agrees on a featured property — that was predicted as the beginning of the end of Crib Chatter in the Book or RE Revelation. Fortunately, right in time for Easter CC is resurrected with comments like “The fear of upstairs noise for me is too big of a risk in a building like this”
I read once that, as a result of a fire ordnance after the great fire, a number of these older homes have 4″ of cement in each floor, which significantly limits the noise above (particularly compared to new construction which uses lighter-weight flame retardants).
Separately, I’ve always been irrationally attracted to the white rowhouses on Oakdale across the street from this property.
Beautiful! Nicely done and very classic. I love the rounded area in the living room, and they really have made the most of the back deck. Not a huge fan of the kitchen, but it’s certainly not bad.
In the case of this comp, the lower price is probably due to the ugly new construction vibe:

@Icarus I am actually looking to buy a place and was actually really interested in this place until I found out it wasn’t on the top floor. Its a lot of money to spend to hear people clomping around above you. I am not just trying to be an a-hole and just snipe for the sake of sniping.
If its true that there is actually the cement between floors, that is good news.
2005 sq ft? That seems to be quite a generous number for one floor of a vintage home; but maybe they added significantly onto the back(?). So at 23′ of interior width, you’d have to have 90′ of depth to come up with that number. I’d double check that number if I were interested in this place, as the larger the sq ft the larger the property tax. But still it’s a nice looking unit.

Based on google earth, looks pretty close to 90′ deep.
there is only about 5 feet between the building and garage, roughly. Hence half staircase from the back patio to the rooftop deck.

Well then there you have it. Still, it just doesn’t look from the pics to be a 2000+5 sq ft place, and I hope they’re not including the deck in their calculations Madeline, as then that adds to the taxable space. And the deck looks like it’s shared via a trellis wall with the neighbors? No, no need for a floor plan for a *$700K* place., not at all. Still, I live in a 2200 sq ft house, basement excluded, and either I’m smaller than I visually thought or they’re flat out stretching on the truth… pun noted.

I do think it is deceptive of condo associations calling garden units #1, as no one looking at first floor will want to look at #1 in this building and #3 suggests third floor in this case and really is second floor.
While it is a nice place overall, it has several things that rub me wrong. #1, I don’t like the diagonal floors. #2, I hate the modern fireplace in the master bedroom eating up space. #3, I’m eh about the kitchen. #4, I’m not a fan of the sliding doors in the family room being my back door. I’d rather have a real back door or french doors to let in the light but those sliders look like something from HD’s split-level in Park Ridge instead of a condo in Lakeview.
Maybe I am just being picky though…..but I think that is allowed when someone is going to pay $700k for a place.

the first one looks to be lacking any *real outdoor space same as the second one and both lack any character or charm
the third is nice bust seems to lack windows and the window you do have are tiny doesnt seem to get light.
i personally can see why there is a 100k diff in the properties but my view may not translate to everyone.
