  2. I was in this one recently. It’s a very unique space with huge potential but it needs a lot of work and there are some drawbacks to it, such as what I consider minimal storage and a tight spiral staircase to the roof deck that got old dealing with by the time I was half way down it for the first time. The common areas of the building felt rough and dirty as well, not sure what they are getting for their money from the management company.

    But, for the right person this will make an absolutely killer place. Good location as well.

    How many hazards to life and limb can you find in this place? There are two obvious ones.

    That tight spiral staircase is a deathtrap, especially for children, as well as anyone over age 40.

    And so is that fashionable and uber-expensive bathtub. I hate the tubs that are in style now. A kid could easily drown in these huge, high-sided things They are extremely difficult and awkward to get in and out of, easy to slip and fall in, and has no comfy ledge to sit on, or set things like shampoo bottles, brushes, and other bath toys. I tried one in a showroom, and it seemed too high even for me, and I’m tall and long legged. I hate seeing people rip out beautiful, huge spa tubs with nice marble-paved decks to install these things.

  7. Has a very late 80s / early 90s vibe. That can be remedied in the unit, but it looks like the hallways / common areas are stuck in the same time warp, which would cause me to worry about deferred maintenance. Still, it’s a huge space in a great location. I think the Redfin estimate is closer to the true value than the current pricing.

    Agree with Laura on the bathtub. The place we are renting has a similar one, and I’m currently sporting a huge bruise on my shin because of it…

  9. I looked closely at this place (online) and even talked with a design/build firm to understand approximate costs to bring this into our century. The location is awesome and there is tones of potential. Ultimately it was too much project for me to chew and would require way too long to get permits and complete. This place actually went under contract on March 23 when the price was listed at $620,000. I do wonder what caused the deal to fall through.

  11. Seems a bit pricy for the square footage, given the builder-grade materials, no? Big fan of the layout, but I suspect that even if you dump 50K into it, you’ll still end up with ~600K condo.

  12. Not great for kids with the spiral. Not good for anybody coming down after having friends over for drinks. And yes I know the pix were of winter, but, really, photos of the dead plants? And the outside looks like the loft is in Garfield park.
