Looking for the Concrete Modern Look in River North? A 2/2 at 630 N. Franklin
This 2-bedroom at 630 N. Franklin in River North came on the market in December 2016.
Built in 2005, it has 165 units.
It was built with exposed concrete ceilings and walls as part of the aesthetic.
This unit has 10 foot concrete ceilings and some exposed concrete walls along with wood floors in the living room and kitchen.
There’s a south facing balcony off the bedroom.
The master suite, which has an attached bathroom, has a south facing window.
The second bedroom doesn’t have a window.
The kitchen has maple cabinets, granite counter tops and stainless steel appliances along with an island.
There’s central air, washer/dryer in the unit and parking in the heated garage is $25,000 extra.
This is not a doorman building.
This unit was originally listed in December for $424,900 and has been reduced. But it’s unclear if the old price included the parking or not.
The unit is now listed for $399,900 plus the parking at $25,000.
This building is right in the heart of the River North nightlife.
At 1065 square feet, is this affordable modern living in the heart of one of the hottest areas of the city?
Ross Failla at Failla Realty has the listing. See the pictures here.

This place seems really small for 1000sf, would love to see a floor plan
With this place and the one yesterday, with the relatively low assessment, does the HOA have any reserves?
Tiny, dreary and noisy. What warrants 70+K more than 2015? These people are high.
Cheap re-listing tactic. Just include the damn parking spot and list at the price you want. And yes, $70k increase in one year is completely absurd. I’d consider it at $360k.
Yeah I saw this a few weeks ago and had to LOL
Its actually not very dreary, the views are awesome and the south windows get a shit ton of light. Its the noise that sucks. The feeder ramp is awful in the summer time due to that being a launching pad for every jerkoff motorcycle rider in the city, it makes the El seem quiet by comparison.
Noise is AWFUL in this building, from all directions..The east side of the building basically sits on top of the brown line.
I know the market in river north ( especially with proximity to train ) is red hot right now…but I think at some point someone has to say 425k for 1000 square foot ‘ 2 bedroom ‘ with these issues is just pushing your luck.
Hmmmmm. I wonder if noise attenuation could have been achieved with higher quality windows???? That would have been more expensive but I doubt it would have priced anyone out of these units.
An affordable housing developer would not get away with a lack of a coat closet. C’mon. Hang your coat on a hook on the wall? Seriously?
And a note to the listing agent: One picture of the absurdly small living dining area is plenty. I don’t need to see it from many slightly different but generally the same angles. I could say this of nearly 70% of listing photos in Chicago generally – – so I probably shouldn’t single out this one agent, but really people, really.
Even with high quality windows how could you possibly enjoy that balcony unless you are already deaf?
Liz – there are coat closets in these units you can see it on the right side in picture 18
problem with this presentation is that they have too much crap stuffed into a small unit… they really need to minimalize!
Sonies,
Thanks but isn’t that the washer / dryer closet?
Nope, you can see the washer/dryer closet on the left of picture #17 its the door with the vents on it
Sold for 380k!
I am shocked
“I am shocked”
10% off last ask, and just enough to cover their transaction costs (over their Aug-15 acquisition price).
I have a feeling they got a deal on their transaction costs
