What a beautiful house. Love that row of full-length leaded glass windows. Beautiful details and very spacious. I’m not sure it’s worth nearly a half million dollars because it has some things that need to be done and it is in an inconvenient, though very nice, neighborhood.
The kitchen is sort of cute but it is non-functional. Needs to be replaced.
Too bad the beautiful vintage bath was wrecked with those horrid turquoise fixtures, but that can be corrected. I know exactly where to get 20s-revival fixtures, like a nice deep white casement tub and a nice pedestal sink. The tile looks like it’s in extremely good condition- have to be careful how you remove those fixtures so as not to damage that wall tile. The floor tile looks like it went in sometime in the early 60s, and needs to be replaced with something more appropriate for the period.
$350K maybe? I notice that prices in that area are falling fast.
Public transit is HORRIBLE in this area, and there is very little retail anywhere close. This is NOT a walkable neighborhood. It really is very inconvenient.
You have to either: A. walk up to Peterson about 6 blocks north and take the Peterson over to the Red Line Bryn Mawr stop
or B. take the Kimball bus down to Brown Line stop on Kimball. This is bad because Kimball is really slow and clogged during rush hours.
or C. Walk down to Foster and take the Foster slowboat bus to the Berwin El stop.

I grew up a few blocks from here. It was a very pretty area. There are a variety of homes, making the blocks look unique.
The public schools in the area were bad (at least when I lived there), so parents sent their kids to private schools.
I would estimate that at least 25% of the neighbors were Hasidic Jews. Most of the neighbors took care of their homes and families tended to stay in the neighborhood a long time (my parents lived there over 20 years).
Looks like a lovely home in need of some work located in a really pretty setting — although if it’s not walkable to much, public transit stinks and the schools are bad, I am not sure why one would spend close to 1/2 million (plus renovation costs) for this.
It’s funny about the walkability, since the walk score is 82. Not to say that the walk score is always a good measure of walkability or that one would actually want to frequent what’s nearby.

Not to mention it’s near the river. Open up all of the windows for a nice fresh breath of stinky water. Especially during the summertime.

I have been playing the lotto every week in hopes that I will win and save this home from destruction. I was at an open house and heard some ninny ask the agent how she would “get rid” of the windows. I think I may have shrieked. I would just die to restore this house to its glory. To find a house this original an un-marred by crappy renovations/modernizations is so rare. The house next door is pretty similar to this house and the people there did an exquisite renovation on the home. I only hope that the person that gets this house appreciates every drop of character in the home.
For those that think the schools are bad…I think they need some education of their own. I will agree that Mather and Jameson are sub-par, but Northside College Prep bad? Give me a break, its the best public high school in the city of Chicago. St. Hilary’s is on the corner of California and Bryn Mawr and most of the kids in the neighborhood go there.
The bottom line is this: This home is beautiful. The neighborhood offers a buyer beautiful homes, parks, tree lined streets, and great neighbors that have lived there for years or just moved in to start their families. For someone who appreciates a home with character and wants to settle down in a neighborhood that was featured by the Chicago Sun Times as one of Chicago’s “Hidden Gems”…this is it. Seize the opportunity.
And no, no one put me up to this…I just live in one of the plain janes of the neighborhood and have house envy.

I’m with Laura – I absolutely LOVE this place. I don’t know anything about the area – but the house is absolutely gorgeous. They just don’t make it like this anymore!!! I am jealous of the person that buys this!!!
I am astounded at the ignorance. This is a beautiful, custom built home on a HUGE lot in the middle of the city!! Look around and see people are paying $300K for condos, even now.
It’s about a block to Lincoln Avenue and 1.5 block to Peterson. Walk to 24 hr.Walgreens, A fruit Stand, Fondue Place,McDonals, KFC, Pizza Place, Liquor Store, Cleaners, a lot of small restaurants. Express Pace Bus stops at corner of Lincoln/Peterson, Peterson Bus to Red Line, Lincoln Bus to Brown Line, between Lake Shore Drive and Edens.
This is not Skokie, it doesn’t stink there is no filtration plant here.

i beg to differ on this one but i dont see this style on the NW side at all. and the tudors on the NW side are in Schorsh Village (dunning), galewood, and only a few sprinkeld in Jeff Park and none in Norwood park, and only south of peterson in sauganash mixed in with colonials, ranch and Mcmansions
I have a coworker who live in this area, he loves it and raised/raising a family there. the kids are darn smart and good kids too.

I don’t know about many but definitely some around Norwood Park. When I see them they are distinctive relative to housing stock but aren’t really surprising.

The only thing in the kitchen is that the linoleum might be a bit worn. But, I like the set up.

I love the place too. I’d leave the kitchen cabinets and perhaps make some adjustments inside of them. Maybe replace the floor. I had an old bungalow with pink tile in MN. Eventually it had to go because it started falling on the floor. The bathroom got too moist. Then I bought a bungalow with yellow tile. I kept that. I had a huge clawfoot tub, but no shower in that bathroom, so I didn’t have moisture problems there.
Holy moly this is so gorgeous. It almost makes me mad when I see boring McCraboxes because there are places like this so with so much character and charm. And THE WALL OF WINDOWS? Drooooool.

I’m usually a huge fan of vintage, but this place is leaving me cold. I love the windows and I like the mantel, but the rest — interior doors, light fixtures, the stairwell — is just “meh” to me.

I think I should own at least 1/3 of the company as I have purchased SO many items from them for both my own places and many of the projects we have completed. What I haven’t purchased I have spent hours online drooling over each and every item. Gorgeous stuff and a lot of it would be right at home in this place.
Definately the kitchen and bath would have to go and I would not have a problem at all tearing out that tile…any sort of restoration would require you to do so. It would not survive tearing out the sink, bathtub and toilet.
So, so much potential here but one could quickly build the renovation cost to equal the sales price of the home to do it ‘just right’ the first time out. To the buyer, find a reputable architect and contractor who specializes in period restoration….this place would require an expert and not a DIYer to get it restored to perfection.
Had I stayed with period renovation projects to the extent I was early in my career, this would be THE place I would have loved to come across.

You say there is none of this style on the northwest side and then name nothwest side neighborhoods with tudors. I think Peterson Woods is safely northwest side. No tudor style homes in Norwood Park?

5051 Rutherford, 7134 Farragut, 6959 Summerdale, 5608 Nottingham, 5755 N Melvina 6358 Merrimac, 5313 Osceola, 5220 Normandy etc… This does not include the many off the market.

(Full disclosure I do have a few light fixtures and a medicine cabinet from there, and do like their stuff but it is totally overpriced and mass produced)
I’ve been tracking this house on MLS; it’s a rare beauty with excellent bones in original condition. This is a tudor-deco house, but much larger than examples in Schorsch Village. Hopefully buyer won’t tear out kitchen and bathrooms, just tweak and repair. Floors, tile, and hopefully cabinets should stay, or their replacements should closely follow design character of original. Blue bathroom fixtures are original; color contrast between fixtures and tile is a mark of era. Go to Kohler Museum in Kohler Wisconsin for more examples of strong ceramic colors.
We’ve found many Restoration Hardware items to be overpriced for their relatively low quality, be it cabinets, hardware, or upholstery. For that money, you can buy Baker Furniture and architectural hardware. Restoration Hardware is targeted towards buyers who don’t know how to source hardware that is better than cheap Home Depot items. Note that Kohler has an excellent Baker outlet in Kohler Wisconsin too.

Eric my new internet friend, sorry for the confusion, i was more saying this style of tudor (have no clue the name of it). the areas i went to named have the standard chicago tudors which if you visit Schosrch Village (i still call it dunning or shabonna park area) you will see what i mean. Galewood also has many tudors but a different style than this place and 50% differnet than schorsch village.

you are correct Tudors are not unique in the windy of city but thus style is. its not RARE but i for one dont see many around.
I may be wrong but i would think top realtors would be “on pointe” when it comes to home styles. maybe not as well versed as an Architect but still on top of that.

and many Tudors in the NW side will have been updated and expanded and not have this much original layout and details and original detailed windows

I’ve been to their MASSIVE warehouse. They have knobs, doors, bathroom fixtures of every sort. You would be lucky if they/you can find it. But, they do ship.
I am totally floored at the negative comments about RH, (esp the comments from Architect who is usually correct in his thoughts) I have the FULL market from which to choose when seeking fixtures for baths, kitchens and lighting and have selected their products with confidence. Other than Kallista products (which are of higher quality and priced at double the price of HR) Kohler is the bath line I don’t care for. Much higher quality lines for that price point, many available only through designers or industry pros.
I was not at all talking about furnishings or upholstery, but rather faucets and lighting… I stand by my support of Restoration and so do many renovators and designers.
Ann Sacks Tile products are also under the Kohler Interiors umbrella, but their ‘astronomical cost for what you get’ puts them out of reach of many budgets, other than a no expense spared project. If I am spending someone else’s money, sure bring on the Sacks tile, otherwise there are many, many other

You are kidding right? The wood floors are warped and damaged and I don’t think refinishing them would correct many of the flaws visible in the pictures. The tiles (walls and floors) are also damaged from neglect and would need to be torn out and replaced as there are no companies that would be able to reprduce *exactly* the color/finish to match areas that need to be replaced. It is impossible to patch repair these old tiles and a gut demo / rebuild would be required. I would not see that as a problem…lol go to ann sacks for replacements, right Arch?
The wood frames to the french doors are severely damaged and would most likely require a total replacement. Glass and the metal could be utilized but frames have to go. The other metal windows could be utilized but they too would require an iron worker to restore them.
The fireplace is fantastic and is in good condition, but the inside would have to be ‘blasted and cleaned up to look amazing.
Kitchen cabinets and counters….EEEWWWW! Would be so easy to find a cabinet fabricator to reproduce them if that is what you wanted, but would you really want to have the same style? I would go with a total gut and rebuild for the entire room. Costly process though and we haven’t even gotten to appliances yet.
Some of the lighting fixtures are original and could be refurbished…don’t see an issue there. The exterior front entryway needs some work and the driveway/walkway need to be replaced.
So in other words, yes it can be renovated to restore it’s original glory, but it would be a major and very costly rebuild. Like I stated in previous post, it would equal the purchase price to do the right way.
I am left wondering who and why would let a beauty like this deteriorate to the point it has? Such a shame to see this as it is a fantastic and very unique place that hasn’t been ruined by a cheap reno or a weekend DIYer.

That was my impression, too, and I checked the CPS “grades” that just came out–Mather moved up from an F to a D. And it’s PSAE scores were in the bottom 13% statewide. So, yeah, even if there are programs, they aren’t working, yet.

Ha ha, my feelings exactly. What a find! This is exactly the kind of house I’d hope to find – untouched with all the period details in tact. I love the kitchen, wonder if the orig stove is in it still? I truly hope whoever winds up with this beauty doesn’t re-muddle it. Could the (way too) high price on this house be due to it being an estate? I’m wondering if the beneficiaries are flush and willing to let it sit on the market for some time as they are emotionally attached and not in any hurry to get the money? Frankly, I think the pink/turquoise bathroom decor is kinda cool.
I suppose some of you would prefer the term “campy.”

westloopelo, Restoration Hardware is changing its image and is now a “curator” of reproduction furniture. Have you seen their over-the-top catalogue this season. Not a fixture to be found, though I don’t doubt there are a few lingering on their website. Personally I am not a fan of those mass produced chrome-and-something fixtures trying to pass themselves off as. I have such a fixture in my bathroom and it’s so obviously a repro and hideous at least to me. Would rather just modernize the whole bath than have that thing in there.
