What a wonderful apartment. This is a truly beautiful place, and it’s huge and comfortable, with nice appointments. The high ceilings and high windows really make the place.
The HOA seems a little high for an almost-new building, but I guess it is reasonable for amount of space, and for the high level of service and amenity. Also, it’s a small association for a high-rise, with only 54 units.
I’m very underwhelmed for $1.25MM and the assessments

Nice place on an absolute scale but for the money and HOAs i have to agree it’s a bit underwhelming. I like the kitchen myself except it seems a bit small. At least this place isn’t awash in boring whites and grays like so many these days.

But the ass. fee’s, what in the world? if HOA is that high then list price has to come down to compensate.
this view won’t get messed up too badly by the tower being constructed directly to the south, but it will effect it a little bit..
some units in this building are fairly cheap compared to the area, I believe some units have literally a view of a brick wall as their only view
seems nice enough, but this is gonna be what like 8-9k a month? Still a better deal than some of the ‘penthouse rentals’ I’ve been seeing in these new construction rental buildings

Not.Even.Close. If you’ve every lived on the lake, with an endless lake view, you appreciate the ever-changing scenery. City views are static, with the exception of the effects of weather. Lake views are dynamic.

OK, maybe lake views are not so dynamic at night. Thought I did enjoy watching the airplanes lining up over the lake. And moonrise was pretty cool. But I concede that the city views at night are better than lake nothingness.

Lake view in the day and city view at night, is what you want. hence the reason me and MiuMiu talk up OMP and 340 on the park. you get the best “protected” views of both.

Look past the personal taste and staging of current owner and see the potential. I agree nothing screams 1.2mil, and those HOA’s aint helping. High-rises built in the last decade or two do not get 12 foot ceilings and a large terrace (most dont get any outdoor space).
Just think of how awesome you can make that dining living area flow into the terrace. the focal point shouldnt be the fire place nor the tv over it. Just by changing that it will look like $900k condo.
BTW when is the huge sectional fad gonna go away? I gag every time i walk into someones house. They are fugly and belong in a suburban basement. All they do is overpower a room and limit your spacing options.
Who is the typical buyer of these units? DINKs? Current owner looks like a partner at a law firm or a director at an ibank?

Literally 24/7/365 it is always changing moving and people are coming and going.
A blend of lake and city are best. My Lakeview high rise unit had east south and west views and it was incredible. I had sunrise views and a peek at the lake followed by south views of Wrigley and west views of the sunset and planes headed to OHare.
The unit was small but the view got everyone who came over excited.
And later bring your takeout Protein Bar burrito home and watch TV again.
Oh, man, now I’m craving a quinoa chicken chili bowl from Protein Bar…

People that say the lake view isn’t good at night are like the suburban people justifying living in the suburbs by saying “you get more bang for buck”. There is nothing comparable to living on the lake. I felt like I lived in a piece of art when I lived on the lake. And I was asleep at night so lack of lake view was ok. Now I have city views and who cares. I miss the lake.

Yeah, the cold windy days all fall, winter and spring; the vast expanses of ice in the winter. The darkness at night. The crowds outside your door all summer long. I lived on the lake with a view, and I was not that impressed.
I didn’t live in the lake, so who cares about crowds? The crowds are on the beach, not in my apartment. And the cold, windy days are the most dramatic view of the lake. The darkness of night juxtaposed by the serious moonlight, illuminating the sky. And in winter, the lake fiercely attacking an unsuspecting lone biker, challenging him to a duel. You either appreciate Mother Nature or you don’t. And if you don’t, get to Schaumburg asap.

Far more common is the formations of a multitude of ice rings that move around the water like a board game. If an expanse of ice forms, it undulates from the motion of the waves beneath. It’s so cool to watch.

However, city views in my opinion are much, much more exciting than some vast expanse of blue. My view had a city and lake view, and I much preferred the city view.

So if I am looking to buy a home and my *agent sends me the link to this place, I look at it and say NO the place is too small for that list price.
Well its not a small place its just that the f’ing sectional is so dang big (not that pretty either) it overpowers the whole room and brings the scale of the place smaller. Because of this the seller shrinks the buyer pool effectively lowering its potential selling price.

You are kidding yourself if you think colors or presentation in a home for sale doesnt affect buyers, people are not logical. realtors know this and is why they “make” you repaint to neutral colors when you are going to sell.

But on to the couch, ask any realtor how many ridiculous things will throw off a buyer. the next thing i say will get me stabbed by all the wonderful ladies here, SidV when you get married you will understand the blows of the wind. One day its a light breeze, the next its a full on hurricane, later that day it can even go bananas and blow upside down. It can be a gentle summer breeze, but all it takes is a wrong placement of a table or a phone call from a sister and it becomes a tornado for sometimes a week.
My wife (the smart logical one in the relationship), completely said absolutely no to a home viewing based on a streetview picture due to it having something like a hooptie parked in front of the nextdoor neighbors and the streetview of a “rundown” house across the street.
I and our agent did talk her into going to a showing. The hooptie was nowhere to be found, and the neighbors were recent empty nesters that were super sweet. The house accros the street was recently bought and remodel was underway when we were there.
But guess what, because her first impression was so negative, she went into it negative. She found so many random things she didnt like about the place, almost all were off the wall batshyte crazy. Dude one was, “I dont like the way the back yard smells, its probably the new deck or fence, and it wont go away unless we replace it. do you want to pay extra for that?”
Remember logic is not in play when we are humans and are servant to our minds wandering and frantic perspective. SO YES something like a couch can and does play a factor in place you will call HOME. (and also spend thousands of dollars on).
The high assessments include “lawn care” and “snow removal”.
I think lake views are overrated. I’ve lived and worked in buildings with lake views. The lake really isn’t that “dynamic”. It doesn’t move that much, it’s not the Pacific ocean. I think the lake looks static. A few months of the year you get some boats buzzing slowly around. Big whoop.
The western view (city) is much more dynamic because of weather patterns, sunsets. A western view is better than an eastern view.
Groove’s interior decorating style is ‘basic bitch’. His house is full of bed pillows from Target that say ‘dream’ in cursive and more than one wall mounted sculpture with phrases like “Live Love Laugh” and “Oh La La”. There, of course, is the obligatory print of a generic French streetview of a boulangerie hanging in the kitchen, and the rear entrance has white beadboard cabinets for the mudroom (or in Groove’s case to save a buck or two it’s T1-11 board painted with a coat of white primer). There are at least a couple of lladros and most furniture has a little fiberboard in it.

Of course all interior design matters in selling a place. Clutter matters. Light bulbs burnt out in the bathrooms matter. Nasty window dressing matters. The color of paint on the walls matter.
But that’s not the point of this blog. We’re talking about the actual property- not the design. It can all be changed after you move in.
There’s always going to be someone who doesn’t like the couch. Or who thinks the beige walls are too…beige.

and the property location can be changed just like the decor. might be a *bit harder, but can be done.
