Love Historic Homes? A 3-Bedroom in Irving Park at 4165 W. Berteau

This 3-bedroom single family home at 4165 W. Berteau in Irving Park came on the market in May 2019.

Built in 1924 on an oversized 24×174 lot, the listing says it’s the “historic Warnesson-Dressler” home.

But I couldn’t find anything on Google about Warnesson in Chicago or any info about the house. Does anyone know why this home was significant?

It’s built in an interesting Mediterranean/castle type architecture with a red tile roof but also a turret added onto the side of the home which acts as a reading room.

It has other vintage features including wood arched interior doors and the natural oak staircase.

The kitchen has white cabinets with GE Café appliances, marble counter tops and a white subway tile backsplash.

Two of the bedrooms are on the second floor with the third on the main floor.

It’s doesn’t have 2 full baths, however, just 1.5.

The listing says there are new hardwood floors on the second floor, landscaping and fencing as of 2015.

Because it’s on an oversized lot, it also has room for a rare 3-car garage.

The house has air conditioning and a 3-season sunroom.

Originally listed at $689,000 in May 2019, it has been reduced $104,100 to $584,900.

This is just $29,900 above the 2015 price of $555,000.

Irving Park has been a strong market the last few years.

This house is near both the blue line El stop as well as the Irving Park Metra stop.

  1. Why isn’t this selling?

    Overpriced, especially with only 1.5 bathrooms. Who is the buyer? I actually did a search of Old Irving Park this weekend and this one came up…the turret is nice but not very practical.

    I like the 3 car garage and the space but one full bathroom ain’t gonna cut it for a family of 4.

  3. the vintage details aren’t nice enough for that buyer who is interested in buying a “historic” home. the oak trim and staircase looks like my in-laws home that was built in the 80’s in the NW burbs. this home just looks dated vs historic.

  5. Question: is the O’Hare runway reconfiguration hurting the northwest side? Even in Ravenswood Manor there’s noticeably more and larger airplanes overhead and last time I was in Jeff Park I noticed a lot of aircraft too.

    yes, we just don’t know where. I love Portage Park, but our house has warts and the nabe school isn’t there yet.

    Is portage elem your neighborhood school? I thought that was supposed to be decent. When do your kids go into K? You can keep twins together for a lot of the lottery type options, right?

    I know people who have kids in Beaubien (both gifties and tards–that’s just a joke, you can gthooi “beaubien gifties tards”) who are happy enough. There’s a lot of gentrification in the area between Milwaukee/Lawrence/Kennedy/Wilson (and maybe elsewhere around there, but that’s the area I know). Also know people who are happy with Belding (which is prob the neighborhood elem for the subject property) but if you don’t like Portage you prob won’t like Belding.

  8. Might be historic, but definitely giving me more of a retro 90’s suburban home vibe . Doesn’t exactly have a lot of elegant historic vintage details or anything.

    These are not the halcyon days of cribchatter so I haven’t looked anything up, but my very vague sense is that the schools are likely similar in the sense that if you wanted to focus on test scores, they prob both are a little below where you might want them to be, but they’re not bad and they’re prob reasonable places to send your kid. That many people in the neighborhood who have options would send their kids there but also that many would not. That’s at least my impression of belding, which I know better. I’d have thought portage was similar but I really don’t know. Many people like the belding principal, fwiw.
