  3. why is it vacant?

    has the second mortgage really been paid off? this was a less than 10% purchase…

    the owners of record don’t appear to have purchase another property in Cook County…

    i’ve heard of stories, from other lawyers, of people listing properties and not calling them short sales in the listing (even though they really are) so as not to scare away potential buyers from the onset. Only after you see the place and get ready to sign the contract do they tell you “oh we need to get approval to sell from the mortgage company” or “this is a short sale and we have pre-approval.”

    i don’t know, i’m just thinking out loud here. how long can the average portgage park resident afford to pay two mortgages on a home where they don’t live?

    Asking rent is dead on a 5 cap, so pretty close to a wash, if you ignore tax and maintenance risks (for which you’d have a small cushion b/c your mortgage rate would be below 5).

  5. I saw this house when it was listed for $389K. The realtor kinda gave me the impression that he knew it was ridiculously priced but had lost the battle with the owner. I’m glad someone was able to talk them down $50k, because while it has good bones, you’d have to put at least that much into the place at a minimum.

  9. Sonies, I looked at the house in person and would have fired him before it got to that point. Went to see it and the person living there had no idea we were coming.

    Very overimporved – who needs a central vac/sound sys?

    Not sure of the upgrades were done in a very good manner. the drywall is covering a lot of sins that I think will be an expensive fix down the line.

  14. I had family who lived over here in a 4sq in the 90’s, this side of the park are many four squares other side is bungalows north west of the park south its apartment buildings.

    oddly east of park to Laramie have many familys that havent left since the 90’s and 80’s so it hasnt changed to polish and predominantly spanish as the rest of portage is trending.

  16. One “cheap but good quality deal” for corian or granite counters is using Costco-sponsored vendor. Costco enters into a discount agreement with a local vendor, then passess savings to Costco members. We did corian counters several years ago; contractor was way way cheaper than Home Depot route, and quality was good. Very professional, very quick, paperwork in order. I’d do it again.

    My experience with Angie’s List-vetted contractors has been miserable.

  18. Architect, I personally really dislike granite, but I could probably live with Corian. But, has Corian run it’s course as a “trend”, or has it proven itself to be a solid product that can be considered as a good option for granite?

    Corian can be fantastic if used well. The higher end colors are really beautiful and have a nice matte surface and no seams. They are not cheap , however, and run more than $60 a sq ft.

  20. and what does good granite run per sq. ft?

    I’m also wondering what to do in my bathrooms… The gal I’m working with is really baffled as to my disdain and dislike of granite. I’m not an easy client to work with!
