Love Views? SoNo Still Has Them at 860 W. Blackhawk in Lincoln Park

860 w blackhawk

This 2-bedroom on the 20th floor of SoNo at 860 W. Blackhawk in Lincoln Park recently came on the market.

Built in 2009, SoNo has 198 units and is in the North/Clybourn neighborhood. The building was closing on units just as the recession hit.

This unit has south and west views which includes views of downtown.

It has new walnut flooring throughout.

The kitchen has stainless steel appliances and granite counter tops, including on the island.

It has a split bedroom floor plan with the second bedroom sporting a custom murphy bed.

The master bathroom is marble and has double sinks.

The unit has a large covered balcony which allows grilling.

It has all the features buyers look for including central air, in-unit washer/dryer and 2-car side by side parking.

This unit has come on the market 3 years after its last sale for $61,000 more at $695,000.

Is $700,000 the new asking price for 2/2s with views in this building?

Joe Kennedy at @Properties has the listing. See the pictures here.

  1. Sabrina, looks like you didn’t post on the IAR sales release. You still doing those?

  2. Overheard at the developer’s office…

Marketing Person #1: “What should we call our new project?”

Marketing Person #2: “Well, we’re going to have granite surfaces, walnut flooring, and great views – essentially, ‘luxury living in Lincoln Park’.”

Marketing person #3: “We’re putting the microwaves over the stoves, and it’s south of North Ave and practically at the river, SoNo.”

  3. Why didn’t the developer bury the power lines?

Otherwise, this unit seems relatively nice. I wouldn’t choose to live here at this price point, but predict it will sell somewhat quickly.

  5. The proximity to Bebu might make this worth it

Nah just kidding, but I remember when they were selling these places back in like 04-05 and I thought people were NUTS for paying the prices then, and they have appreciated significantly since then!!!

The building must be well ran because I can’t explain losing your north and east views to a rental tower being a good thing and all the god awful car oriented retail in the area being fun or ‘city livin’

It is just a bizarre thing, kind of like the Silver tower we were talking about yesterday

  6. These units are actual quite large for 2/2s in a high rise. The balconies are a size that is actually usable beyond a spot to just smoke. It is a well run building. The location is convenient, but it really isn’t a pleasant walking neighborhood imho.

  7. Agreed with others, the building is nice enough, but the area is an auto sewer.

  8. Actually, if you haven’t been to this area recently, it’s changed quite a bit. There are lots of new amenities in the space previously occupied by the New City YMCA (a Marianos, lots of restaurants, and some big box shopping). The shopping district on North Avenue has really exploded, and there’s an increasing amount commerce coming in now that Cabrini has moved out. I would have never lived here 6 years ago, but the argument for this particular location keeps getting better and better.

    There wasn’t one.

Did they finally put it out? The website showed nothing.

  10. The IAR didn’t put it on their news release page so I didn’t see it (since that’s where it’s supposed to be.)

the second building was always planned. they did change it some, but if an owner didn’t know about it, shame on them.

  13. I’m sorry but for $700K, I’d demand more than track lighting, microwave over the stove, drop in SS sink, drop in sinks in the master bathroom. There is no finish or details that matches that price point. Copy those details and finishes for a $300K condo in bucktown and we’d all say “average.”
