Not really much to say here. I would have bought a Used stainless fridge before I put it on the market. Nothing worse than old mismatched colored appliances.
Don’t know if I’d want to be that close to the Halsted strip nightly shenanigans. Expected the fireplace in the kitchen was going to be vintage/original. At this price I’d expect parking included.
Might make sense for a landlord but 3/2 is large for this area tenants might be drawn to studios, 1/1s, 2/1s or 2/2s. Taxes are quite high though and HOA isn’t cheap: any vacancy months would kill your profits.
This is a terrible place to live yourself as the nightlife and noise/crime don’t get much greater. You are going to hear flamboyant shenanigans and crime almost every night I’d suspect when it’s above 40 degrees out and Thursday-Sunday night when it’s not. You are going to be a potential target of criminals between the hours of 10pm-6am all nights except Monday-Wednesdays when it’s below 40. You’d have to be very naive to think this area is anywhere near safe–people that live here are BT prisoners after dark.
Bob, I haven’t lived in Lakeview since 1994, but I used to live just down the street from this place and crime wasn’t an issue (at least not in 1993-94). I realize that was a quarter of a century ago (I’m dating myself), but do you have proof that crime numbers have really gotten that bad since then? I’d love to see any stats that support your comment. Because I have trouble believing it.
Noise – yes – always a problem in this neighborhood. But crime?

http://www.cwbchicago.com is a good start for info on neighborhood crime. A lot of the crimes are committed by people who don’t live in the area.
@Dan #2 – I lived in the area 2012-2016. Nighttime crime in Boystown was getting noticeably worse. Turning into a magnet for muggings, beatings, etc; along with the usual alcohol-fueled nonsense and Wrigleyville spillover. Agree w/Bluestreak, cwbchicago (Crime in Wrigleyville & Boystown) is a good source for what goes on in the area (and elsewhere), and many crimes committed by out-of-towners.

Crime, to me, is the big issue in Chicago right now (outside of the shootings, of course.)
Burglaries, carjackings through the roof, muggings. They finally caught the pair that was robbing people by the dozens at gunpoint in Lincoln Park and Lakeview the past week. How many did they mug? 20 total over the course of about a week? Thankfully no one was physically hurt.
They were from Calumet City, apparently.
If you read CWB Chicago you may not go outside at night (or even in the daytime) again.
By the way, on the carjackings, someone was just car jacked at Delaware and Michigan Avenue.

This is quite common in this area. You can blissfully ignore reality and pretend this place is safe, but it will be at your own peril.
The nightlife traffic in the area makes it a prime targeting spot for criminals and increases the likelihood they get away.
Now if you’re sober, carry protection, avoid certain hours and are on the lookout for these folks, you’re much less likely to be a victim. But people don’t move into these “hip” parts for that sort of behavior.
carjackings are way up the last 2 years due to a change in Illinois state law that basically says “As a result of a state law change that took effect in 2016, a carjacking charge no longer triggers for those under 18 an automatic transfer to adult court, where the consequences are often far more severe.” so what do kids do these days? carjack because why the hell not if you’re going to be released in less than 24 hours..
