Massive Private Rooftop Deck: A Lincoln Park 3-Bedroom for $950,000 at 1312 W. Webster

This 3-bedroom penthouse at 1312 W. Webster in Lincoln Park was listed in September 2025. The last time we chattered about this building it was actually under construction (see above).

Built in 2012, at the bottom of the last housing bust, the building is all brick and limestone. It has 6 units, garage parking and storage.

There is no elevator.

This top floor unit has oak hardwood floors, detailed trim, crown molding and wainscoting.

The “upgraded” kitchen has 42 inch walnut cabinets, granite countertops, a breakfast bar with seating for 2, a tile backsplash, beverage fridge, and luxury Viking and  Subzero appliances.

It is open to the living room which has a gas fireplace with built-ins and recessed speakers.

There is space for a dining room table.

The living/dining room opens to a south facing balcony.

The primary bedroom has a walk-in-closet and an en suite bathroom with a steam shower, heated floors and double sink.

The other two bedrooms share the second bathroom.

An interior staircase leads to the private rooftop deck with skyline views. It has gas, water, electric, an outdoor TV, planter boxes and grass turf.

The unit has the features buyers look for including central air, a laundry room with built-ins and one garage space.

It’s near Trebes Park and Oscar Meyer school. The building is near the shops and restaurants of West Lincoln Park, including Pequod’s.

Listed in September 2025 at $950,000, is this a deal under $1 million?

Jeffrey Lowe and Katie Ayaub at Compass have the listing. See the pictures and floor plan here.

Or see it at the Open House on Saturday September 6, 2025 from 12 to 2 PM.

  1. “Sold in March 2012 for $840,000”

That was for 1E, a duplex down.

    “March 2012 for $672,500” + CPI = $947k.

Without the scarcity issue, I’d suggest that the 15 y.o. finishes would warrant $100k discount for datedness and wear’n’tear, but this probably sells real close to ask.

Laundry appears to be stacked without the benefit of the proper brackets, along with the dryer door not being flipped.

  2. “OPENHOUSE 9/7 CANCELLED. OFFER ACCEPTED”

    Always. Wrong.

  3. Wow. That sold really fast. It must have been all cash and well over the ask to not even host the Open House.

Is anyone surprised? It is a 3-bedroom with a rooftop deck for under $1 million. I bet it sells for $1.15 million or $200,000 over the ask.
