  1. Well, technically, since it’s north of Bloomingdale, this place is on the hairy edge of Logan Square. And, while there are still some truly stunning buildings on Humboldt Blvd., this area has never really caught fire, and is still a mixed bag of hipsters, gangbangers, and drug dealers. If they get $300k for it, they’ll be lucky. There’s tons of new construction there, that’s all grossly overpriced.

I’m wondering how soon the “luminiforous” SF homes on the 1800 N. block of California will start flipping, as well. Talk about a location, location, location problem….

  2. Who wants to pay up for new appliances when you will be shot sitting on your front porch. Never buy above the median price per sq ft in your neighborhood. This one does not qualify…

  3. SH says “Never buy above the median price per sq ft in your neighborhood.”

“Only 1 in 5 or 6* properties lists sq ft. It is not reliable data on MLS sheets. Wish it was there but it is not.”

I can only imagine what median you fabricate to ‘help’ a buyer commit.

*Note – the actual number in the mls with SF listed is approx 2 in 5.

  5. I think the auto roll-up secured parking means it is kind of like a fort – top floor might help with the stray bullets.

HP is block by block. Looked at a place one block east of California, about even with the park, a couple of years ago – holy sh*t.
