Millennium Park and Lake Views from this 2/2: 360 E. Randolph in Lakeshore East
This 2-bedroom on the 37th floor in The Buckingham at 360 E. Randolph in Lakeshore East came on the market in August 2020.
Built in 1982, The Buckingham has 302 units and garage parking.
It’s a full amenity building with a doorman, exercise room, and heated, indoor swimming pool.
No pets are allowed in the building.
This unit is one of the coveted south facing units which overlooks Millennium and Grant Parks, Buckingham Fountain, the Lake, the Museum Campus and the Michigan Avenue “wall” skyline.
The listing says this unit has been “completely renovated in high end finishes.”
It has crown molding.
It has a “gourmet kitchen” but doesn’t show it in the pictures. It appears to have modern wood cabinets, stainless steel appliances and an island.
The floors look to be in the herringbone pattern but the listing details says they are stone (porcelain tiles?).
It has the finishes buyers look for including central air and washer/dryer in the unit. Parking is included in the price.
Listed at $879,000 in August 2020, it has gone under contract once in 2021 only to be re-listed.
It continues to be listed at $879,000.
But with 340 On the Park next door and the nearby newly finished St. Regis, also a “view” building, selling for much higher prices, is this unit a deal for the square footage?
Izetta Carroll at Berkshire Hathaway HomeServices has the listing. See the pictures here.

I feel like I was in a place with the same decor in Hinsdale?
BriBri you pointed out the Elephant in the room (sorry body positviters its a figure of speech don’t mean to offend). 340 OTP is a new(ish) building thats well run and has held its value over many RE slumps. For an equivalent unit next door you are talk about $400k-$600k more, but 340 top has balconies
It’s a tough choice. The suburban finishes on this one offend me, but the sqft for the dollar brings me back.
Great views, though could someone explain the appeal of living on the New East Side?
Does it primarily come down to an easy commute and nice views?
For this price, I would have hoped the seller would have invested in a heat pump dryer, so as not to increase the heat and humidity in the home every time the dryer is run. It’s nice that they have a laundry room and not a laundry closet though. I’m so over the stacked washers and dryers. With a stacked system, if only one of the units breaks, you still need to buy both a new washer and a new dryer because manufacturers constantly change the stacking kits.
I like the New East Side because of the pretty park in the center. It’s also relatively quiet with lots of trees. I would have considered it years ago when I was looking for my condo, but the cost of a 2/2 was out of my budget.
“ The suburban finishes on this one offend me”
Not suburban – boring faux luxury and it’s all over the city
10% of space is used for a foyer?
Killer views
Yes, the building is a cheaper way to get this view.
However, I would still take a smaller unit at 340 first: https://www.zillow.com/homedetails/340-E-Randolph-St-APT-207-Chicago-IL-60601/89952207_zpid/
Randolph is so windy in winter. The New Eastside is nice neighberhood if you can afford a view or higher floor unit. The steps between Aqua and the school are great exercise and the cut though to the lakeshore path is convenient. Can you go under the St. Regis? The park, as quaint as it is, is always in shadow and I would assume all units that face it are as well.

Views.
Nearly 6k per month for this? Its nice but thats really expensive for what it is.
Terrible listing. How can they have no photos of the kitchen? Also, from the bathroom photos it was hard to tell if there’s a tub. Maybe the listing details have the answer. No tub and no pets would be a deal breaker for us.
Hate, hate, hate the decor in this, but I guess that’s easy to change.
The first interior pic shows the refrigerator, and the second one shows the island.
Are you asking for a picture of the cooktop?
No Pets??!! No Thanks! And the finishes are icky to me as well. Also that pool is 18 yards tops but probably less. Have fun doing “laps” in that flip turn fest.
This appears to be an old folks home? Seriously, who buys into a “no pets” building? Not even a hermit crab?
