Modern Luxury with Vintage Charm Duplex-Up Penthouse in Wicker Park for $525,000: 1521 N. Paulina
This 2-bedroom penthouse duplex-up at 1521 N. Paulina in Wicker Park came on the market in September 2025. (Sorry, I don’t have any picture of this building.)
I don’t have a year this building was built but it has 12 units and a bike room. There’s no parking with the building.
The listing says this is a renovated duplex-up unit which is “modern luxury and vintage charm.”
It is east facing with oversized windows and some exposed wood beams on the main level.
There are hardwood floors throughout the main floor and in the primary bedroom. The second bedroom has carpet.
The main floor is open concept with the living room, dining room and kitchen.
The kitchen has black cabinets, quartz countertops, an island with seating for 3, and high end stainless steel appliances including a brand new refrigerator and dishwasher in the last 12 months.
The living room has a decorative fireplace.
There’s also a full bath with a walk-in-shower on the main floor and a private deck which the listing says is a “private sanctuary.”
Both bedrooms are on the second floor.
The primary bedroom has a “spa-inspired” bathroom with a double vanity and a soaking tub.
There’s also a second private outdoor space with skyline views from the second floor.
It has the features that buyers look for including central air and washer/dryer in the unit on the second floor, but there’s no parking.
This building is near the Blue Line stop at Damen, several bus lines, the 606 and the shops and restaurants of Wicker Park and Bucktown. There’s a new Whole Foods going into the old CVS/bank building on Ashland soon.
Listed in September 2025 at $525,000, that’s $70,000 above the 2022 sales price of $455,000.
Will they get their price without any parking?
Natalie Renna at Compass has the listing. See the pictures here. (Sorry, no floor plan.)

should have painted the island.
Ask is basically bang on the 07, 15 & 22 prices + CPI.
Most of the updates were done by the ’15 seller.
Look at the ’22 listing pix for more sense of the space–works best when combining with current pix.
Listing sez “decorative fireplace” but pix show an electric(??) fireplace insert. Don’t love than, but big improvement over the look in the ’22 listing.
Everyone has a Lotties hat. BUCKTOWNS favorite bar.

“Heart of Wicker Park!”
It’s always the heart, never the liver, kidney or esophagus.
And, again, contingent.
I’m keeping going back until I find one that isn’t.
