Pearson on the Park, the recent apartment building conversion at 222 E Pearson was a very successful conversion on a quiet and sought after street in Streeterville/Gold Coast near Northwestern University’s Law School.
The developer is still trying to sell a handful of 2 bedroom, 1 bath units, but otherwise most of the building is sold out.
Several of the larger three bedroom units have recently come onto the market. Flippers or change in life circumstances? Either way- they’re looking to make quite a bit of appreciation in only a short period of time.

Has Pearson on the Park been successful in their flips? I notice several units are off the market–but I wonder if they were rented, or sold? I was amazed at the prices people were asking for these units–more per square foot than some new construction a couple blocks away, and with higher assessments and valet parking. I would be interested in a 3BR/2BA like those above, but at LESS than the buyers initially paid, not MORE.
I was just told by a friend who owns there that developers only have 2 more units to sell before they turn ownership of the building over to the residents. I know you said, Sabrina, that this conversion was virtually sold out–but I haven’t gotten that sense.
