More Than 2-Years Later and Now a Short Sale: 735 W. Oakdale in Lakeview

We’ve chattered about this 2-bedroom vintage unit at 735 W. Oakdale in Lakeview several times in the past few years.

See our June 2008 chatter here.

Originally listed for sale by owner in 2008, it was then re-listed with an agent, also in 2008, and then withdrawn.

It came back on the market in May. It is now a short sale and was recently reduced again.

This property is now listed for $44,000 under the 2004 purchase price.

It does not have central air or parking but does have in-unit washer/dryer.

It is a top floor unit with a separate dining room and hardwood floors.

Is this a deal?

Stepanie Cutter at Coldwell Banker has the listing. See the pictures here.

  1. This would make a great “first condo” for a single person or young couple w/o kids. Unfortunately for the seller, those types of people are NOT looking to buy right now (b/c they are uncertain about the job market and know that they will likely move in the next 5 years).

  2. Not interested in doing streetview, but location seems pretty darn nice on the map.

    How’s permit parking around here?

Assessment not bad since it includes heat.

  3. I lived right down the street for two years. Street parking is horrible in this hood, but rental parking is available (which is what I did). Hood is great for singles, with plenty of food and bar choices + EL is an easy walk.

  4. The worst block of Olkdale between Clark and Halsted: 2002 price if lucky, less if they want to make a quicker sale

  5. I really wonder what the mortgage terms were on that 2003 purchase. This idiot gave the previous owner 56k appreciation over two years.

  6. Year 2K price would be right around $200K, which is what comparables in this pocket of Lakeview were selling for at that time. That would be the right price.

Very nice unit, but not the best part of Lakeview.

  7. I think it will sell for around $210,000, even if it’s not the best part of Lake View. assessments aren’t bad including heat.
