  1. I’m still not a fan of having all the bedrooms in the basement. I know some people don’t care but I need more natural light than this.

  2. I’m also not a fan of the open concept. There is NO privacy on that main floor except in the half bath. It’s just too much noise. Additionally, you see EVERYTHING. Every piece of clutter, ever dish in the sink.

    the problem is that the majority of the main floor is only 14′ wide. would feel even more cramped if any of it was closed off.

  4. A lot better options at $1.4 million IMHO. ELP isn’t that nice to justify that kind of money for essentially basement living.

  5. That’s seriously one of the worst best locations I have ever seen.

    Who wants to have windows that overlook a garage entrance for a 340 unit condo building? With the loading dock/garbage area just past that.

    At *any* price, nevermind nearly $1,000 psf.

    Upper unit–with exclusive right to the roof deck–sold for $1.6m. I don’t see how one can justify less than a 20% discount for the basement.

  6. To borrow a line from the classic film Jurassic Park, “Sometimes developers are so preoccupied with whether or not they could, they didn’t stop to think if they should….”

    This is a hard pass for many of the reasons already shared, the narrow site, overlooking a parking ramp, not much privacy on that “upper level”, Park West across the street, etc etc etc. Much better options at this price point.
