It’s an elevator building with attached parking.

The unit is a front-facing home overlooking Southport.

It has natural wood finishes with white and gold.

The kitchen has white cabinets, an island with waterfall edge and Thermador appliances including paneled refrigerator and a 36″ range.

The living room has a fireplace.

The primary suite has a large walk-in-closet and is en suite with a bathroom with an oversized steam shower.

The unit also has a powder room, in addition to two full bathrooms.

It has a balcony with ceramic patio tiles, water and gas measuring 19×8.

The unit has the finishes that buyers would expect out of new construction including central air, washer/dryer in the unit and attached heated garage.

The listing says the building is in the Burley school district.

Delivery at the end of 2025.

This building is near the restaurants and shops at the Southport/Wellington/Lincoln intersection as well as those up and down Lincoln. The Brown line stop at Wellington is the closest subway stop. The Belmont and Ashland buses are nearby as is the Lakeview Whole Foods.

Listed at $949,000, this unit was under contract once already. The listing also says 70% of the building is already sold.

  1. I can’t get past the architecture. Maybe it’s the 2 different colors on the exterior or the pitched roof paired with a boxier portion but it’s just ugly.

  2. “it’s just ugly”

    Yep.

Some more views of the plans here:

The peaked roof, cutting into the PH’s front deck space, is almost incomprehensibly stupid.

  3. Ugly as noted, but in a nice area.

$950K for a basic 1 floor 3 bed is wild though.

I’m looking for a 3 bed, but have focused on townhouses in which I own the vertical space (and have a private 1 car garage). $950K gets me in the Parklane development I’ve been leaning towards. Much better deal than this.

  4. These developers are adding the peaked roofs because they heard the criticism that they were just building eastern bloc holiday inn’s. Now the exterior looks like an eastern bloc holiday inn and eastern bloc red roof inn had a love child.

With that deformity to the right of the door, seems a little more Spanish and Hapsburgian, iykwim.

I hereby dub this building El Hechizado.

even with a gutter, I’d imagine a lot of water would be flowing from the roof to the deck during a heavy rain storm.

A giant white wall at ground level? Has this architect never heard of graffiti?

  9. Hideous exterior. Isn’t an alderman able to help keep dreck like this from rearing its head?

  10. ahhhhhhhh such memories….

    so

    1) it’s going to be a self managed HOA

    2) with a complete lottery on owner experience running an HOA

roll the dice and see what happens when you get a single owner that refuses to pay for a special or stops paying their HOA dues and now 1/3 of the buildings annual budget is gone.

  11. alternatively buy your own 2-flat or buy some building with 40 or more units even if it is one of those not so lovely 4+1s

I like it. It’s different. I’m so tired of seeing the same building going up with the 6 or 8 units and the front balconies.
