I couldn’t live on a street named “Wayne.” I’m reminded of “New of the Weird” by Chuck Shepard who used to keep track of news reports with murderers with “Wayne” in their name. He had to retire his running tally when he hit 150 after only a year.
*Bedrooms are not supposed to be in basements unless your in your late 20’s and still living at home.
*Bedrooms in basements are a negative not a positive and should never sell more than $299k no mater the neighborhood
*1-2 feet below grade is an exception only for the right location
so, is 5617 the north or south half of the building? If the south half, directly on the alley, but much much better light. North half is hard up against the next building north.

Stone is the only magnet w/in 1.5 miles. I enjoy that the KS site says that the British School is still nearby.
The unit for sale is in the North half of the building. The South unit is technically on on alley, but it’s extremely low traffic since there’s no outlet. If I had to have a ground unit on an alley, this would be my choice.
I’m with Groove. No living in the basement for me. This is a nice street, though.

Not sure how popular stone is, but if a magnet is or becomes v popular, you won’t have great odds of getting in even if in the prox lottery. But peirce, which is certainly a viable school, is neighborhood.
It is a tad far north, but a great street for A’ville. Duplex downs a little further south have been selling much higher which probably explained the original list price, but it could be anyone’s guess why it isn’t moving. Doesn’t appear to be much on the market in the neighborhood. This is lower than some 2/2s and smaller 3/2s typical go for in the hood a little further south.
British used to be in part of St Gregory before they built their new building. Stone has a wait list of at least 100 for incoming K classes.
New Chicago Friends school just opened up on Thorndale.

This is correct. Stone is tough to get in to and Peirce is the neighborhood school which has definitely seen improvement and is a decent school and getting better.

It’s got to be the south half. I can’t imagine that they have a sufficient number of windows for two bedrooms plus a family room in lower level of the north half of the building. It’s probably common storage/mechanicals.

Understood. But that was *5* years ago.

This place is nice enough but only one bedroom upstairs and the utter blah-ness of the unit I think is what has hurt the price. From the pictures, the absolute only color in the place is from the shower curtain. I would have expected a vintage place with two fireplaces to have some exposed wood but the 2/2 in Lakeview yesterday even seems to have more charm inside than this place. Hard to get buyers out with such blah photos unless it is a killer neighborhood or a great price. It may be approaching the latter soon.
St. Greg’s high school is closing this spring. Wonder if CPS will take it over for another charter school.
I really don’t understand the problem some of you have with bedrooms in the basement. My husband, son and I had our bedrooms down there and honestly it seems like a logical choice. Really there is no need for a lot of light down there since most of time you’re just sleeping anyway. I’d rather have lighter-brighter rooms where I spend most of my waking hours. Also I think this place looks nice enough, spacious etc but it is completely void of anything vintage that I could see except for maybe a fireplace I think was in the dining room.
Interesting about the bedrooms being in the basement as a negative. We live in East Lakeview and have our duplex down on the market. We are losing out to other new units because they have all the bedrooms in the basement. I feel rejuvinated!!!
