Not Everything Is Selling In a Week: 3-Bedroom Southport House Reduces at 3408 N. Bosworth
We’ve chattered about this 3-bedroom house next to the El tracks at 3408 N. Bosworth in Southport several times.

But with the market “hot” a lot of properties that haven’t sold in the last few years are taking their chances again.
You’ll recall that it came on the market higher than a previous list in 2010 at $599,000.
It has since reduced to $575,000.
If you recall, the house has most of the features buyers look for including central air and a 2 car garage.
Built in 1877 on a 25×125 lot, it has some of its original features including stained glass but also has been updated, including a new chef’s kitchen with Viking and Jennair appliances, white cabinets and granite counter tops.
2 of the 3 bedrooms are on the second floor and the property has an unfinished basement.
The house only has 1 bathroom however.
I’m suddenly seeing a few more properties sit on the market than just a month or two ago. It’s just anecdotal and in the GZ.
Is the desperation by buyers being exaggerated?

I definitely think there is some desperation among buyers as prime homes in prime areas at reasonable prices are going off the market fast but many sellers think that means anything will go under contract quickly. Not if you are overpriced, in a shitty location or need plenty of work. Those houses offer buyers a great chance as long as it isn’t location like this home.
However, if a buyer can find an overpriced and/or home needing work and wait out the sellers to accept a low offer that is better than nothing, they can end up with a great deal I think. I feel we were able to and I have seen other sales of homes that should have gone for more but had either sat forever or just didn’t show well and needed to be refreshed.
Worth closer to the 02 price than the 05 price IMO. If the el right next to you doesnt ruin it, only having 1 bathroom will.
With the L there all this one sitting says is that people aren’t *that* desperate.
The el tracks make this house incredibly unappealing. I don’t know how the current owners lived here for 8 years.

It’s not a great cashflow property, but that’s probably the best thing–keeping it as a rental. But then it’s ‘worth’ something less than the ’02 price, I’d think.

Seriously, I’m constantly surprised at what I see some stuff sell for. Much higher than I would have thought. I’m recalibrating.
Looks pretty nice inside. But 1 bathroom and the El tracks kill this. I wouldn’t even go inside to see it
I agree c, I was pleasantly surprised by the interior. Has to go lower to sell though due to the 1BA and L.
I absolutely adore this house. Both the interior and exterior are just lovely.
What do you guys think is a bigger drawback, L noise or 1 bathroom? I’d be inclined to say that 1 bathroom is more of a hassle than the train, but I have a pretty high tolerance for noise.

That’s *my* answer.
Also: In a house like this, does anyone *really* consider the first floor “bedroom” to be a genuine, usable-full-time *bedroom*, or is it an office/den/guestie? If that’s the case, how do you feel about the place/price as a 2/1 with Den?
why not get rid of the mainfloor bed, add a 3/4 bath there, and reconfigure the balance of the space from the bed into living area?
ps: mainfloor bed is only 8×11, so it’s barely big enough for a decent guest room slashie, anyway.
L is the worst than the 1 BA. You can add a bath in the basement for like $5 or 6K
