I wanted to get to this 2-bedroom townhouse at 2729 N. Racine in Lincoln Park before the weekend because we’ve chattered about it before.

It was just listed in March 2025.

I don’t have a year when this was built. There are only two units and they share a common wall. Is this a townhouse or a condo?

We last chattered about it in 2017, when it was priced under $400,000. We wondered how hot the market was.

It went under contract quickly and sold for $16,500 over the list of $385,000 at $401,500.

The listing calls it a townhouse and says there’s “nothing like this on the market.”

It has east and west facing windows and detailed millwork.

On the first floor is the living/dining room and kitchen, along with a powder room.

There is a wood burning fireplace in the living room and refinished hardwood floors.

The kitchen is open to the dining area and has been “updated” with black cabinets, granite counter tops, stainless steel appliances and a breakfast bar which seats two.

There is a skylighted staircase to the second floor which has the primary suite, which also has hardwood floors, large closets and an “updated” bathroom.

The second bedroom is in the lower level and is carpeted.

It also has a full bath.

This townhouse has features buyers look for including central air, washer/dryer in the lower level and there is one outdoor parking space.

It also has an enclosed private deck.

The listing lists everything that has been replaced:

  • New full size washer/dryer
  • Water heater in 2023
  • Ceiling fans in 2023
  • Back side of deck rebuilt in 2023
  • New furnace in 2021
  • New central A/C in 2019

The listing says it’s a 5-minute walk to the Diversey El. It’s surrounded by shops and restaurants on Lincoln and Diversey in both Lincoln Park and Lakeview.

Listed at $525,000 8 years later, will this sell quickly again?

  3. Saw several two-TH new builds around Denver some years ago, typically marketed as “paired homes.”

    Wonder what the adjacent unit would go for? If one could get both for $1M, seems like a giant SFH home could be built, or a small condo building.

    It is nowhere close to being a standard lot–backs onto Lincoln alley, so rear lotline is diagonal. About 2,000 sf on the lot.

    Even with the RT-4 zoning, not doing anything much bigger/denser.
