I financed a unit in this building a couple of years ago. Getting a mortgage might be difficult as the building was considered non-warrantable then because one owner owned like five or six of the units. Banks don’t like it when one person / entity controls more than 10% of the development.
Holy mosaic tile batman! It’s definitely a cool and unique place with a nice outdoor area. The beautiful stained and leaded glass windows with the dramatic cathedral ceilings and old world woodwork seem to clash with all the tile, in my opinion. Is that a “thing” and I just missed it?
Those assessments sound crazy to me, but surely that leads to some downward pressure on the list price (I’m sure that at least the HOA is “more, much, much more” than 2003! hahaha). Maybe it doesn’t make sense logically, but I personally wouldn’t like having a $12k/month housing expense and only ~$6k of that going towards my actual mortgage…

Maybe they can have a mosaic tile sale to help with the assessments. The no parking for that kind of money would turn me off completely. Plus no lake view. Who cares about the view of sandburg terrace. Pass.
Thanks for the look inside this property. I personally like that the street in front’s a pedestrian plaza, but I imagine that might not be terribly convenient for everyone.
