    but those ass fee’s are not that bad $232 a month.
    I can understand the Heat/Cooling in a loft would be $$$ but see it as you have control of the heat and heat bill.

    A flat fee for heat in the ass fee just means your paying extra for your neighbor to blast the heat to 77 so in january he can walk around in his unit without a shirt in shorts with no socks.

  5. I have visited this property with 2 potential buyers during the last 6 months. The space is very unique, but the main windows overlook an alley which is not desirable. The master suite is great, but you have to be comfortable going up and down th large spiral staircase. At $299k – it’s a deal for a unique / large loft in the west loop with low assessments.

  6. Yeah you’re right for sure, I guess it didn’t compute that the association fee was “only” $232. I wonder what the typical gas bill is there.

  7. Well the owner or stager has good taste in music as evidenced by the Sonny Rollins Saxophone Colossus album in picture #3. I think this would be a great space for a single guy. If he got married, still might be able to make it work. The first lil’ one that came along would bring the house of cards down because of the babykiller spiral staircase.

  12. Well apparently there’s a 15×11 bedroom on the main level, so you could eschew the upper floor BR in favor of that so your drunk bachelor ass doesn’t have to stumble up that deathtrap. And then upstairs you could do… something.

  14. Unfortunately I’m a bit too close to this one right now but I will say that there is a floor plan on the MLS and you can estimate the square footage from it and then look at what’s sold in the building…

  16. There’s a special assessment in that building – leaky roof. Could be the reason for the long market time.

  22. Can someone please help me understand this: How is this a short sale? If the owner purchased for $220,000 in 1999 how can they own more than $300K on the home. Would they have had to have taken out home equity loans as the book value of the property increased over the years?

  23. I’m not worried about being too drunk to climb the stairs. I just think it would be a pain in the rear to, for example, haul my clothes up and down the stairs, not to mention other stuff (vacuum, anyone?). High ceilings do not work to your advantage in this case.

  24. I did the math on the square footage = 1023. And a 16 x 7 foot kitchen = huh? Is this meant to be a crash pad for a short order cook?

  25. Good deal & I actually like this loft. Its interior doesn`t remind me of a warehouse or jimmy johns/chipotle like most lofts.

    As far as I know, you only need one “means of egress” (staircase to downstairs) within a dwelling. The building has to have at least two staircases out, but I think within the unit one is sufficient. If that makes sense.
