  2. Nice! Well updated, love that kitchen! Spacious, AC, W/d, Parking, Off the main streets. This will sell very close to ask if it has any outdoor space, some people don’t care about that too, but very nice overall!

    I have to say that I like what they’ve done with this place as far as the amenities. The kitchen is ver cool. People that can afford these amenities generally don’t live in one-bedroom places just off the blue line tracks though. Can you get rid of a bedroom and still list it as 2 bedrooms? Also, if this isn’t the top unit (and it doesn’t seem like it is since it’s #2), then this asking price is WAY OFF.

  11. As for the El noise, I don’t think you’ll hear it that much as there is about 4 buildings between you and the El, and the EL is at near street level there so it won’t be as noisy in this condo as if it was 20′ in the air.

  13. I live across the street, have walked this building, and as most seem to think, it’s a fantastic space. Very open, beautiful built-ins, and FYI the stained glass is a hung in front of the window.

    As for train noise, it’s minimal in comparison to elevated tracks as the train is at street level here and has a consistent speed reduction as it enters and clears the tunnel for the Division stop.

    There is ample deck space, parking, and the street below is newly zoned permit parking.

    1. If you look at the map, it’s ONE building between this and the El.
    2. Based on looking at the windows, I think this is the second floor (so you have someone above you), so not 20′ either.

    I can hear the blue line (albeit faintly) from 5 blocks away and 4th/5th floor, so don’t underestimate the el noise on this tracksitter.

  15. Re: SF–the building foorprint is a little over 2000 SF and it appears it’s one of three units. So, it’s a pretty big place, esp as a 1BR.

    The “sundeck” appears to be shared–it’s the carport roof and looks to be ~3 ft below the porch out the kitchen door.

  17. I really like this place, but $524K seems excessive for a place in a spotty neighborhood (which WK still is) one block from the el.

    Believe me, the trains will sound like they are rolling through your living room.

    It is very roomy, though, as well as beautiful. Would $299K be more like it?

    Why do realtors try to be so tricky, if someone went to see this place thinking it was 2 bedrooms they would be widely disappointed, but if they said 1 bedroom plus den, it gives people a more realistic idea of what it is without any of the let downs.

    Doesn’t appear to have been sold; there’s a QC deed from one of the two owners to the other in ’07 and an erroneous QC (as the grantor had no interest) also in ’07, but no genuine transfer.

    Spotty neighborhood? Let’s make apple to apple comparisons. I’ve lived in the area for 10 years. In 1999 the area was spotty, 2009, the area is not spotty. It’s a major city and you occasionally “pay the city tax”; however, if you want to avoid this entirely I urge you to move to Winnetka.

    Groove, you are right that you are wrong… The train is above ground here at Wood. It goes underground at Paulina before Ashland on its way into the city (or emerges at Paulina on the way out).

    yes that was one of the easier tunnel exits to hit, the easiest IMHO was the tunnel exit next to the Mega Mall, the hardest the Irving park tunnel. irving tunnel you had to either run the tracks from the station or brave your life running across the expressway. red line was always easy!

  32. I have been in the place and it is very, very cool. It was owned by a couple who split up and one bought the other out. The principal drawbacks that I remember are: 1) the glass backdoor is accessible from the deck which is accessible from the street with no gate or door securing it; 2) the parking spot is either uncovered or only partially covered by the deck and is not secure 3) the owner changes her mind every 30 seconds about whether she wants to sell it, rent it out or neither. There is a small private deck and larger communal one. Not great outdoor space.

  33. This is what an expensive condo should look like. Finally someone gets it! That kitchen is awesome. I don’t think they should divide the rooms up. Just because you live in the city doesn’t mean Bedrooms should be the size of my purse.

    Yeah, but it’s not necessarily cheap. Just because you (or I) don’t like it, doesn’t mean that it wasn’t done well and expensive (not that I think the hex tile was expensive, but my point’s the same)–someone else might be happy to see it rather than yet another marble bathroom.

    i dont know the name of it either, i only know that i would do graffiti there and have to deal with the smells and bums yelling at me. its between washington and damen. you can see it, its still some what light up and the train slows down in the tunnel there.

  45. This place has been on the market relatively recently – within the past 1-2 years. At the time, I believe it was listed at $600k. I have to imagine the same owners – not much has changed. I am guessing it was rented for a bit.

    Unique place, but I don’t think the price (at least the older listing price) was realistic. There wasn’t a real good place to add a decent second bedroom. The kicthen was pretty cool.

    I am guessing somewhere just under $500k should get it sold.

  46. This place was for sale in 2008 when I was looking and I want to say the price was over $600k. The kitchen was great and a professional expresso maker was included. The main room was very cool, with plenty of room for a large dining table and living area, lots of natural light. We were told the wooden doors were antiques imported.

    Downside. No garage parking. It was covered and I believe unsecure. The outdoor area was a common deck. The bathroom, although it looks ok in the pics, really needed updating. The laundry room was a small stackable unit in a closet in the kithcen.

    We were told you could put dry wall up to make the second bedroom (not dividing the master, but in the main room) and that they received a quote from a contractor for $1,500. I think that was a LOW quote.

    I’d buy it for $450k. it is just a 1 bedroom with bathroom in need of a gut.

    Then you realize you’re still going to have to deal with climate and potential breakins with your car.

  49. Wow, Gurnee! WTF may not know what they’re talking about but Gurnee and the other western suburbs don’t remotely compare as a comp let alone a reasonable alternative. Maybe I could go shopping at the Outlet malls?!

    If it’s not the North shore it’s not worth it folks. I know, I know. Someone who lives west of Waukegan Road or in Lisle, Lombard, or Schaumburg will say, “No way!” But face it if you’re not living in a decent part of Chicago…Evanston, Wilmette, Winnetka, Kenilworth, Glencoe, Highland Park, and Lake Forest are it. If you’re not on the lake and commute on some depressing west bound Metra train out of Union Station it just isn’t living.

    Hey, the professional grinder alone costs $500 each surprisingly and the professional machine with such a setup should run around $3.5K at least as it looks like a 2 group head machine. I bet they put in $5K for the setup.

    Looking at it, WTF would you put such machine in your kitchen unless you are a coffee aficionado or its your job. Plus, cleaning a commercial machine is a B)(*()*) and I bet they never knew that so that machine will blow up on the next owner.

    All I can read from this is I am a rich, spoiled yuppie who needed 2 separate grinders for regular and decaf, and the machine I use only on weekend mornings.

    Deal at 400K, but it wont really sell till after the recession, whenever it may be.

    Also, I hesitate to call the neighborhood sketchy, but it certainly isn’t one in which I’d feel comfortable having unsecured parking.

    I love the kitchen, though.

    Absolutely – I think other than a few well-constructed high rises, this is always an issue. I would never buy a place that isn’t on the top floor because I have heightened sensitivity to that.

    On the bright side, you may not hear the upstairs neighbors walking around when it’s nice outside because they will be hanging out on the common deck right outside your nice kitchen. Another negative.
