Our Favorite Fulton Market Single Family Home Returns To Try Again: 1418 W. Fulton
We’ve chattered about this 6-bedroom single family home at 1418 W. Fulton in the Fulton Market neighborhood of the Near West Side several times over the years, with the last time being in December 2009.

Back then, some of you thought the neighborhood was too under developed to take a chance on a house like this.
Others thought an artist/musician type might snatch it up.
It was last on the market in June 2010 but it has recently come back on, reduced another $200,000, to try again.
Built on a 21.5×115 lot, the house has 4000 square feet and a 3 car garage.
The interior is contemporary, with a 4-story atrium.
The listing says the “real restaurant kitchen is a must see.” It looks like it boasts stainless steel and stone counter tops.
The house has concrete floors and a huge rooftop deck with a wet bar and hot tub that has downtown views.
Will the reduced price and a “hotter” market finally sell this house?

The immediate area is still not the best. I don’t see this improving for a long (10+ years if that) time.
I don’t like the idea of my wife w/ stroller walking around this block.
However @ $350-450k it would make me think again! We could just barricade ourselves in and never leave.
I like this neighborhood… it’s so close to downtown. I just wish the neighborhood had more green spaces for dogs. At least there are plenty of doggy day care centers in the vicinity.
The only issue I see is that you can get a similarly sized townhouse in University Village or the South Loop for about the same price.
I like this neighborhood a lot more than University Village / South Loop – there’s more interesting stuff to wander around and look at. I’d buy it just for the deck. Not sure it would ever work for a family with school aged kids, but you’d think there’d be plenty of DINKs interested for this price / location.

MH you are right about it being more interesting, but it would be a pain to have dogs in an neighborhood without grass…. this was the main reason I didn’t seriously consider the area. It would be a great house for someone without dogs though… or kids for that matter… I wouldn’t feel comfortable letting kids run around outside in this area.
This is another one of those “What were they thinking?!” homes… the home itself and it’s remodel are great. But have you taken a look at its surroundings? A hospital loading dock on one side, and fleet parking lots on the other side (well there’s another house first) and across the street. Not sure why anybody would choose to live in this location even if these were decrepit apartments, let alone upscale housing. Too bad it can’t just be picked up and trucked someplace else…
I like the comment someone made about this property back in 2009, when they said, “Mortgage rates have nowhere to go but up.” That was sure wrong.
The location bites.
I’m very bullish on the Fulton Market hood, with the new Green Line stop, etc. It’s going to be hipper than sterile River North someday. This property at 1400 block is too far west. Morgan is 1000 west.
I just looked at street view and can’t imagine a more depressing location to live. Maybe you’re investing in the hopes that 20 years from now, the streetscape looks much different, with new townhomes, condos and chic restaurants and shops up and down Fulton. But that’s a gamble, and not one I’d take for $800K, even though that seems like a pretty low price for all this room and the awesome roof deck.
halsted & randolph/fulton is already pretty hip 1400W is indeed the far west outskirts of this hood. I like the house but the immediate block kinda really blows

I can somewhat understand people who want a semi-isolated home in the city. There are certain benefits that a select few individuals appreciate to being “off the beaten path”. But this place is just too isolated. I might opt for the area just North of the Chicago ave blue line, at least you have residential neighbors there…

The issue with the area is that it’s abutting the Kinzie Corridor, which is a protected I/M zoning area. There are older homes within the area, but they were grandfathered in when Daley did the deed. Getting more residences built isn’t going to happen, especially since that developer and city employees got busted for starting to build a condo in the protected zone.
Industrial and manufacturing areas ain’t pretty, but the amount of property taxes they pay is not insignificant. Not to mention that they typically sit on top of contaminated land.

If it were simply north of the track, off of Grand, or south of the el, anywhere, it would be fine.
Yeah this exact address is a bit off the path from an average residential setting. For someone that likes privacy it will be great. There is great parking overnight so the “party host” personality might enjoy the place. There is even a brand new McDonalds on the corner!
Hofer – Who cares about the Morgan stop for this place as the Ashland stop is two blocks away and there are some buildings in between to buffer the noise.
Jenny – There are plenty of places to walk the dog. My wife came from the Sloop to the West Loop and thought the same thing in 2005. Then she learned. While there is no lakefront access like she was used to this home has Union park only three blocks away. Check it out this weekend during Pitchfork. In addition there is a private “doggie park” at Racine and Carol two or three blocks east of this home. It’s our go to spot on rainy or super cold mornings for my dog. Finally there is a true “city dog park” on Sangamon. It is a 10+ minute walk from this place but that is closer than some people would have in much denser residential neighborhoods.
Still a needle in a haystack buyer but they will eventually find the person. I still say musician. They could set up on the roof and make all the noise they wanted at night and on the weekends. And the best part….no one would care!
I don’t get it. I understand wanting to live in the city with all it offers, mostly within walking distance or in contrast living in a near suburb with good schools, tree lined steets, big houses and yards. But why anyone would want to compromise half way between in an urban wasteland is beyond me. While I really like the house, for this kind of money you would be better off with a smaller house in the city or further away in the burbs.
Come to think of it, this would be really ideal for a weathy scrapper.

Bachelor – They already have the prerequisite hot tub installed on the roof!
Jersey Shore – There are plenty of Italian joints over on Grand Ave. Snookie and the crew would feel right at home eating dinner at Mart Anthony or getting an Italian sub at the Bari grocery store.

OK, maybe it’s not exactly a hospital… but a larger building identified on Google maps as MediciHealth Care Providers. I assumed it was some sort of hospital/clinic, etc. Whatever is there, the house is next to its loading dock & dumpster.

Say it ain’t so!!! I’m moving to the West Loop in March (or February… or whenever they finish my unit) and was somewhat worried about the lack of a McD.
For clarification… no, I do not eat McD every night… or even once a week. But, occasionally, I crave a cheeseburger or their bacon egg and cheese biscuit and I gotta get one. I am now at peace because of this.

GMT – Yes it is long long overdue. I’m an occasional McD’s fan and was very pleased to see it open. Judging from the parking lot there are many others that are in our camp.
Anon – Rush also had/has a big off site warehouse back there where they kept supplies for the hospital. I think that it closed recently as the new addition opened. A bunch of surgical companies are in the area including Arthrex and Zimmer. Close proximity to many of the highways and downtown hospitals make it quite convenient.

No doubt, lots of no fun neighbors; but was trying to figure out why Benjy thought that loading dock was of particular note.
On the place itself–that front door in unimaginably ugly, and doesn’t look impenetrable enough to make up for it.

jp3… sounds like you’re in the West Loop? Whereabout? I bought at CA23 and will be moving into the unit sometime in March.
I’m also looking forward to the Mariano’s (I heart Marianos) and Target that are opening soon. The West Loop has a lot going for it right now.

I really liked the units at the CA23 development. Looked at them when the first ones were going up and actually considered a top floor combo unit. At that time I recall that I thought that they were well laid out but way overpriced. Think I might even still have the sales folder. Thsose units faced west with no view. Across the street there was a parking lot with 20+ diesel trucks. Those babies all come alive at 5am! The new building faces east and I think that you are buying into a very nice place at a much improved price!

Ah! We could become fast friends. I’ll be getting a dog shortly after I move in (either a Great Dane or Rhodesian Ridgeback) and always enjoy a medium rare steak.
A couple points re: CA23. I bought into the new units, so I get the east view of the skyline and at a much reduced price from those unlucky 13 who bought into Phase I (before it went into foreclosure). And those diesel trucks will soon be gone. That property was recently bought by another developer for a 50 unit midrise building. Though I don’t even live there yet, those trucks already annoy me. They always park 3 or 4 of them on the street, taking up what little free parking there is.

I think that Bari is much better.
Graziano is using better meats and cheese, but Bari is much cheaper. Bread is obviously a wash. Graziano friendlier, Bari more traditional.

Bari/Graz are both great options. Bari is close to my office Graz is close to home so since it is usually a lunch decision Bari wins. Ambiance goes to Bari. Way more authentic.
How about Fontano’s? I really missed the Big L sandwich when they closed due to the fire. Just went back on Monday for the first time. They are still getting up to speed and while the sandwich was as good as always something was missing. The place is too sterile and fancy. Not sure what happened. Also I miss the dude named Jimmy. Heard that he passed away in January while they were closed.

True point! I saw the zoning request signs and hope that it happens as that would be an improvement. The only downside is that the character of our hood is turning a bit more upscale and trendy. While I understand that is good for my equity position and in turn it gives us more dining, shopping, and other options it comes with a price. I kinda liked the quiet streets, lack of congestion, and commercial nature of the area on the weekends.
One day that last bit of the Fulton Market strip will finally change over. For some reason I will be really bummed. We have been meaning to take more photos of the area to show our daughter when she is older. I suspect that by that time the street will be a strip of restaurants and bars like Hubbard, Division, or north Clark. There are plenty of old cool buildings that could be converted into really cool places.

The Morgan stop is going to be the locus of hip central, esp. when that huge cold storage building gets converted and that NYC Soho hotel chain goes in. Ashland will always be ghetto and lower class. Union Park probably won’t turn positive, because it’s on wrong side of Ogden, too far west.

I’m amazed at how long the same Mexicans have been working at Bari Foods, making the sandwiches speaking Spanish. Some of those guys have been there for a decade. Do they cross back and forth from the raw meat side to the deli side? Surprised there hasn’t been a complaint about that. Sacco Bruno has the best sub because he uses a non-bland provolone slice.
Soho hotel is not going into the Fulton Cold Storage building. Your comment may not have meant to imply that and rather meant that two separate things (the conversion and a new hotel) were both happening in the area. You are correct that Morgan will be nicer than Ashland but time will eventually be good to that stop.
Should the UC successfully redevelop their immediate area then the Ashland stop could improve.
