This 5-bedroom Victorian single family home at 1836 W. Addison in North Center came on the market in April 2016, although it had been on the market for a time in 2015.

The listing says it was built in 1894.

It’s on an extra large 45×125 lot with a wrap-around porch and a garage.

The listing also says it has an above ground pool, but it’s not shown in the pictures (darn) and it’s unclear where it would be located if there was one.

The house has many of its vintage features intact including 8-panel doors, cove moldings, stained glass, a decorative wood beamed ceiling in the dining room and what looks like it could be the original first floor fireplace mantel.

The house also has a dormed large attic.

The listing says the house is “Perfect For An Impressive Restoration.”

Listed at $1.35 million, it’s not priced for a teardown.

In this market, with so much new construction in the same neighborhood, are there buyers willing to take on a big renovation project?

This 3-bedroom at 2555 W. Leland in the Ravenswood Gardens neighborhood of Lincoln Square came on the market at the end of June.

This is a 16-unit building that was built in 2004 when Lincoln Square was seeing a lot of development.

It has 11 foot ceilings, crown moldings and hardwood floors in the main living areas.

The kitchen has maple cabinets, granite counter tops and stainless steel appliances.

The building is built on an angle property so the unit has some unique angles as well.

It shares a triangle patio with one other unit.

The unit has central air, washer/dryer in the unit and garage parking, which looks to be $10,000 extra.

The Rockwell brown line stop is just a half a block away. The restaurants of Lincoln Square are also just about 5 to 6 blocks to the east.

Lincoln Square was considered the hottest neighborhood in the city before the bust with home values up well over 100%.

A decade ago, it seemed that every 20-something was moving to Lincoln Square.

But since the bust, the energy, and new construction, has shifted to the West Town neighborhoods of Ukrainian Village, and Wicker Park, as well as to Logan Square.

It is an authentic loft with exposed brick and ductwork and concrete ceilings.

There are two 12×12 north facing windows with views of the city and a unique vaulted ceiling with what looks like decorative exposed wood beams.

At 2136 square feet, it has a family room with a double sided gas fireplace.

It doesn’t appear that either bedroom has windows. The master suite has a 12×6 walk-in closet.

The kitchen has dark cabinets, granite counter tops, stainless steel appliances and a stone tile backsplash.

There’s also a 45×5 balcony along with central air and washer/dryer in the unit.

I can’t tell if parking is included or not. (???)

This loft was sold by the bank in 2010 and, from the pictures, looked to be in pretty bad shape.

But it’s listed at nearly the 2006 high.

This 1-bedroom in 550 N. St. Clair in Streeterville just came on the market.

But this unit had been listed in 2014 and was withdrawn, unsold, in early 2015.

At 1225 square feet, it used to be a 2-bedroom but was reconfigured to have just 1-bedroom and a 16×8 dining room.

The unit has 11 foot floor to ceiling windows which face south and west.

This building was constructed around the same time as Helmut Jahn’s 600 N. Fairbanks so it has similar exposed concrete ceilings and pillars.

The listing says the kitchen is a “chef’s kitchen” with Subzero, Gaggenau, and a Bosch oven and dishwasher along with modern gray cabinets and what look like stone counter tops.

The master bathroom is “spa-caliber” with a walk-in shower and a rare bathroom window (rare for a high rise, at least.)

It has all the features that buyers look for including central air, washer/dryer in the unit and parking is available for $45,000.

Will the hot 2016 market make all the difference in getting this sold this time out?

The wood floors are refinished and the Restoration Hardware chandelier in the bedroom is included.

There’s space pac cooling but no parking with the building.

I also can’t tell if it has an in-unit washer/dryer. Neither this listing nor the 2014 listing list a washer/dryer in the unit (or in the building.)

The 2-bedroom unit also currently on the market has one in-unit, however, so the building apparently allows it.

This apartment has north and south views.

At $399,000, is this a deal for a renovated vintage apartment in this Gold Coast location?

This 2-bedroom worker’s cottage at 1241 N. State Parkway in the Gold Coast came on the market on June 2, 2016.

It is well known simply because of its location in the Gold Coast and the fact that it isn’t a big rowhouse but is a simple cottage.

The sale closed late last week.

Listed for $1.495 million, it sold for $1.5 million.

According to DNAinfo, the developer who is buying it has already filed for a demolition permit.

The cottage was built in 1872, just a year after the Great Chicago Fire. According to DNAinfo, it was built to house workers participating in the rebuilding of the city.

It is built on a smaller than standard lot of 22.5 x 150 but has a 2-car garage.

Measuring just 1072 square feet, both bedrooms are on the second floor.

The listing agent told DNAinfo the property was in bad shape:

It has vintage charm, but is also in “severe disrepair” and doesn’t have any kitchen appliances, co-listing agent Stefanie Lavelle of Coldwell Banker told DNAinfo Chicago last week. The home sits on an extra-long lot that could be developed or remain a nice backyard that’s rare in the neighborhood, she said.

The cottage “is a special place, but it’s sitting on a gold mine,” Lavelle said earlier this month. The home is being sold by the estate of a man who died last year.

This is the last remaining cottage in the neighborhood. It is located in the Gold Coast Historic District but that, apparently, isn’t enough to save it from demolition.

The cottage is one of 9,600 buildings considered to have enough historical significance to warrant a 90-day demolition delay. That allows city officials time to explore alternatives, such as giving the home landmark protection.

The hold worked for three vintage buildings set to be demolished on nearby Bellevue Street two years ago when city officials ultimately convinced those developers to keep the properties intact.

Demolition alternatives are devised by the city’s department of planning and development, then relayed to the city’s commission on landmarks for consideration. Peter Strazzabosco, the city’s deputy commissioner of planning and development, declined to say whether the department would work to save the Gold Coast cottage.

Will this cottage be saved?

Should historic structures like this be landmarked or is a teardown simply progress?

This 3-bedroom triplex in the Seminary Flatirons building at 1920 N. Seminary in Lincoln Park just came on the market.

The Seminary Flatirons building is an 8-unit building constructed in 1883.

The listings for this unit from 2009 and 2010 said the building was on the National Register of Historic Places (and there is also a plaque on the building saying as much.)

If this building and unit looks familiar to some of you long time readers, that’s because we first chattered about it in 2009 and again in 2010 when it didn’t sell and was reduced.

You can check out the 2009 chatter here, where anon(tfo) and Homedelete get into an argument about whether or not this building is actually on the National Historic register (or if that plaque on the side of the building is fake) and Groove initially loved this unit but then decides they have included the rooftop deck in the square footage.

This unit has vintage flair including 12 foot ceilings and exposed brick.

The kitchen still has the white cabinets it had in 2009/2010 but it now has stainless steel appliances and a white subway tile backsplash.

The main living area floors are also stained dark.

The three bedrooms are on the second floor with the laundry room and private rooftop deck on the third level.

It has the other modern features buyers look for including central air and garage parking.

This unit never sold in 2009/2010. It was on and off the market and finally sold in 2014 for $524,000.

2 years later it has come back on the market for 14.5% more at $599,900.

The living/dining and kitchen along with one bedroom are on the first floor with two other bedrooms on the second floor.

It has 2-story windows with views of the River.

The kitchen has white cabinets, granite counter tops and stainless steel appliances.

The unit has central air, washer/dryer in the unit and it has a parking spot on the same level as the unit in the garage so there is no reason to use an elevator.

The listing says “aprox $150K in complete gut remodeling” but if you look at the pictures from the 2013 sale, the kitchen, baths and floors look the same.

In fact, it looks like some of the pictures in the current listing are actually pictures from the 2013 listing (as there was furniture in 2013.)

This unit has east facing, or downtown city, views.

It has Brazilian hardwood floors in the living/dining area and carpeted bedrooms.

The kitchen has white cabinets and white appliances but it doesn’t look like there are granite counter tops.

It has all the features buyers look for including central air, washer/dryer in the unit and garage parking is included.

This building has a Whole Foods in its base and the Mariano’s is just across the street. You can stroll to the hot Fulton Market restaurants or Greek Town as well as Randolph Street.

With McDonald’s moving its corporate headquarters just a few blocks away, and very few high rises in this neighborhood, is Skybridge destined to become one of the West Loop’s hottest buildings?

The Illinois Association of Realtors is out with the May housing sales data and it’s another hot month.

The city of Chicago saw a 5.0 percent year-over-year home sales increase in May 2016 with 2,887 sales, up from 2,750 in May 2015. The median price of a home in the city of Chicago in May 2016 was $291,000, up 3.6 percent compared to May 2015 when it was $281,000.

“Sellers are still seeing healthy median price gains in the Chicago market, particularly in the single-family segment,” said Dan Wagner, president of the Chicago Association of REALTORS® and senior vice president for government relations at the Oakbrook-based Inland Real Estate Group of Companies, Inc. “The 40 days it’s taking to sell a home in Chicago underscores the fast-moving nature of this market and shows that the city is powerfully attractive to buyers.”

The hot market isn’t limited to Chicago. Statewide, inventory continues to drop dramatically as does market times.

“Inventories continue to be tight across the state as buyers scour the market for deals,” said Mike Drews, GRI, Illinois REALTORS® president and broker-associate with Charles B. Doss & Co. in Aurora. “The pronounced demand we have seen for more than a year appears to be setting this selling season up to be one where homes go quickly and for more money, which is a huge advantage for sellers.”

The time it took to sell a home in May averaged 59 days, down from 70 days a year ago. Available housing inventory totaled 62,445 homes for sale, a 15.3 percent decline from May 2015 when there were 73,724 homes on the market.

With these inventory numbers, why aren’t developers building more product?

Where are all the new condo towers?

There have been a few announced in recent months, but these are almost all exclusively at the luxury price point.

Will we see apartment towers converted into condos soon?
