Tough Market To Sell In: 1346 N. Hoyne in Wicker Park

Hoyne is a lovely historic street as it works its way north through Wicker Park. That street is lined with gorgeous historic mansions.

It should be easy to sell there- especially units that are brand new construction with all the bells and whistles. It is only two blocks away from the restaurants on Damen/Milwaukee and the Blue Line stop.

1346 N. Hoyne is a new construction three unit building with gated parking for each unit.

Chicago’s Case-Shiller Index Numbers

The Case-Shiller Index numbers were out yesterday. Some posters already have commented about them but in case you haven’t seen them:

Chicago saw prices drop 2 percent in February compared with January, and 8.5 percent in the past year, according to the index. Nonetheless, Chicago housing prices are up 53 percent from January 2000.

These numbers are for the Chicago Metro Area (not just the city.)

Flipper Alert: Flipping a Townhouse in Park Side of Old Town

The flippers are still alive and well in Chicago despite the slowdown in the market.

We’ve seen quite a few of them in the newly constructed high rises.  But they’re also active in the townhouse market.

Take 1145 N. Cambridge in Park Side of Old Town, the new development in the Old Cabrini Green neighborhood at Division and Clybourn.

Update on 334 W. Menomonee in Old Town

334 W. Menomonee in Old Town has been a mysterious building. 

334 W. Menomonee, in the historic triangle, is Melrose Partners’ historic conversion into 18 luxury condos. The finishes were more upscale than you would find in other nearby conversions such as Crilly Court. But so were the prices.

As far as I can tell from the records, only four units out of 18 have sold in the building.

It has been marketed since January 2007. Several of the units have been rented in the meantime.

Others are still appearing for rent on Craigslist.

The units range from studios to two bedroom/two baths. There is no parking with the building.

Three Years Later and Trying to Sell at 950 W. Monroe

There was plenty of new construction that closed during the boom years of 2005-2006.

What happens to those who try to sell only a few years later?

The Residences at 950 W. Monroe in the West Loop is a good example.  This was the developer’s rendering of the building in 2005 (from the marketing materials).

The midrise “soft-loft” building with 101 units was completed in 2005 with the first closings in August 2005.

The building wasn’t marketed as “luxury” but it has the standard 42-inch cabinets, granite countertops and stainless steel appliances. Most of the bathrooms look to have some kind of whitish/tan tile.

Two and a half years later, some owners are trying to move.

Want a Single Family Home in West Town? 1017 N. Marshfield

It used to be that you could find nicer, solid homes in West Town (aka Ukranian Village, Wicker Park, River West) for a fairly decent price.

But price appreciation has hit everywhere.

The tallest residental building in Chicago has arrived. No, I’m not talking about The Spire (or even the John Hancock Building.)

The tallest purely residential building in Chicago (the John Hancock is both offices and residential), One Museum Park at 1211 S. Prairie in the South Loop, has begun closings.

The building is 65 stories. I couldn’t find the exact the number of units but it is massive.

Current state of the building (for flips):

As always, some units may be both for rent AND for sale.

Original prices ranged from $650,000 to just over $2 million.  The building is supposed to be “luxury”- with indoor and outdoor pools, a fitness room, a recreation room and a concierge.
